I was trying to help while you waited for a manager to meet your specific requirements for this topic. It wouldn't hurt for you also to remember that admin staff are players too.

This gives a pretty good overview of the requirements for staff. What do you feel like you aren't being informed of? Aside from this, staff are held to the same principles as the server rules.

We do actually have a code of conduct already. I would always advocate speaking to the administrator you have a concern with in the first instance. It's very hard to gauge tone through text, and a lot of the time just a simple query is enough to open a dialogue. If you can't reach them on discord you can always send a forum PM. The last port of call is a staff report. Obviously I'm not suggesting that everything warrants this, but it is definitely a useful tool as it not only allows management to look at the behaviour of the admin but the player too, and they can then take an unbiased view of the entire issue.

It took me 6 months to buy a house, and this was first time buyer purchasing an empty property held in trust by a company so nothing could or did go wrong. Given how long real property purchases take, 2 weeks isn’t a big deal at all.

If someone is roleplaying a real estate agent well they can be whitelisted and allowed to forgo the ruling. It's to stop people flipping properties which we still, to this day, see attempts of. Players complain if properties go on the general market and are then sold the same day for a 400% mark up, players complain if there's a 14 day stop to attempt to limit the mark ups. There really is no winning.

I would rather not have to deal with this in time spent in game, out of real life. I'm worried enough generally without having to explain to people the level of illness they should be RPing.

I agree that drunk driving should be a thing. I do not agree that screen effects are necessary though. I would suggest a longer timer until you're sober, with a /bloodalcohol command to see just how drunk you are. Might give people an idea of how they should be roleplaying if there's something like 'drunk level 5, you shouldn't still be alive'. At least then when PD pulls people over, breathalysers might be handy!
