Being an illegal character should never be a limitation. This is the very first time I hear of that and I'm 99.999% confident that this is just completely untrue. Amount of cars is completely unrelated to being legal or illegal. You're not allowed to have more than two residential properties, which also is completely unrelated to being a legal or illegal character. The price PM asks isn't different for legal characters vs illegal characters. As Lomadias pointed out, there's mortgage payments! 20% down and the rest can be discussed. Sorry but none of these are limitations for illegal characters. Are there any others you have in mind?

The old cap meant no one would sell their Mirror Park or Vespucci Canals houses, because their MP is pretty low. We tried this and it didn't work. Instead of expensive houses, you'd have none. Why would we got back to that?

If you're up for it, you can also start your own thing and start a group yourself. If you put an idea out there that's fun, then other people are gonna want to join you.

Theyre far less convoluted than they used to be. Talk to a member of PM and they'll be very happy to guide you through the process. Most of the time it is just a matter of explaining your issue and they'll be happy to accommodate. They can't guess what your problems are, just ask for help. I'm not sure what service I'm supposed to be offering. Finding properties for people? I have an alt that could do that 🫡

I think this should be resolved through roleplay, rather than rules. There is potential for both sides here, lets not destroy it by making rules.

Performance issues. /checkowner is great. I drove around a few times, spent maybe two hours, whilst RPing with friends, got a list of 15 houses that were available, made a house request, done. I'm not saying the experience is always like this, but they have made huge improvements to the point where I think its manageable.

Before /checkowner it was a nightmare. With this new command, its pretty easy. All you need to do is drive around your favorite area and hit the command a few times and you got yourself a list that you can use. For a house that you're expected to keep for months, spending an hour scouting for houses isn't really that bad. Bring a friend. It's not all that bad.

The point is that they're not being sold for too much, its that they're only traded between friends and thus become unavailable entirely for the average player. We've had this situation, lets not go back to it.

A price cap just means people won't sell properties on the open market. This was tried, not successful. There's already a price cap based on the time since it was purchased. Houses are in limited supply. Feel free to come up with a better solution. Use /checkowner to see which properties are available Check the requests calendar for the next request slot Players sitting on houses is exactly why an inactivity measure is required. There's a limited supply remember? People will simply hold onto houses or only trade them among friends. List enough alternative choices. All of these concerns have been addressed in the last few years. Its not that deep.

There is a severe mismatch between the availability of high end housing and the demand for them. Thus automatically leads to high prices, there is no other alternative because adding new properties is difficult and creates performance issues. PM does house requests for plenty of areas, handing out houses to characters that are affordable or come with an affordable payment plan. Use that method instead of buying a Mirror Park or Vespucci Canals house. Just make sure you don't have a bad admin record and the house suits your character's backstop, and you won't have any problems getting something nice.

Alternatively, spectating could be done with a 5 minute/1-2 round delay, if that makes it more interesting and if you want to offer spectators the ability to see player's cards.
