Real Estate + Construction Announcement

As a heavy RP server, we will be introducing an update to the Real Estate system of GTAW that will create roleplay opportunities for players to engage in. This includes the adding of construction firms, where players of 3+ can organize themselves to bid on contracts for the work required on property development. The second addition to this update will be realty management agencies who will be handling and managing the sales of auctioned properties, this includes existing and newly introduced properties to the server.

 


The idea is, instead of auctioned properties profit being removed from the server economy, players will be able to organize themselves into new opportunities as legal firms applying for contracts.


This update benefits illegal role-players equally as much as legal role-players, and new and old players alike. Interior changes and property auctions are regular and so this update will be creating regular roleplay and profitable initiatives for players involved, at no extra expense to the buyers of the property. This is entirely funded by the money that would otherwise leave the economy through OOC auction revenue.

Dynasty Real Estate


Dynasty Real Estate will first be introduced to the game to manage the auctioned properties that were handled previously OOCly by Property Management. Each property will be a per job basis and players will have the opportunity to establish their own Real Estate Agencies underneath the direction of Dynasty. 


This initiative is for the players, and established agencies will work on a first come first serve. This will take effect to compliment the extensive introduction of new properties on the server. Players interested in this legal career path should display their activities in an upcoming forum section (TBC).

 


New Real Estate roles –


Dynasty Real Estate – Property management will run the first IC auction firm handling the property to be given to the buyers. They will also oversee the player created real estate agencies and looking over how these are ran. They will be given no "special" features (IE- No extra pay just because they are staff members. I am aiming to keep things fair, but since many of the incidents of arranging property can be OOC, I am going to bring in 2-3 members of property staff that will actively be able to guide the player created real estate agencies and handle the administrative side of things. This way, there will be an over sight without having too much control over the market.)


Player created Real Estate Agencies – Players can create their own agencies to arrange the bidding & sale for auctioned properties on a per job/property basis. This is to prevent any hoarding or excessive bias to one Agency or another. Agencies will be required to show their activity and operations on a thread as to increase their appeal to both house buyers & to ensure Admins can distribute the auctioned properties accordingly.

 

Construction -
Construction is a hugely popular legal career path that can greatly compliment illegal factions by adding depth to their illicit operations. Not only will this create vast opportunities for factions, but so long as you are numbering 3+ players, you too can run your own construction firm. Similar to Real Estate agencies, construction firms too will be required to create a thread on the upcoming forum section (TBC) and display their activities to ensure that roleplay is being followed and delivered.


The new construction firm opportunities will take place when an interior change request occurs or a new business/property is added. The house owner will have the opportunity to bid for construction jobs by firms and roleplay around it and provide adequate screenshots of the roleplay taking place. 


Each firm will be able to work on a per job basis, only able to accept the next job once they have completed their current accepted work. This is to enable players to enjoy the game more freely and engage when they are available, as this system would unlikely work long term if it is too rigid.


To give an example of how this would work, let’s say that the cost of materials for an interior change will be 20,000US$. A construction firm can then bid higher/lower considering that they want a neat profit above the costs of the construction job. So the buyer decides if they want Construction Firm A, who is charging 35,000US$, or Construction Firm B charging 38,000US$, cheapest or not. This creates the opportunity for illegal roleplay to engage and attempt to influence the outcome. Meanwhile those interested in pursuing a clean, legal route can charge higher should they focus on the quality of their service provided.


 If a construction firm wants to scam or blackmail the construction job customer to make a higher bid they will need to get admin permission as this is technically the equivolent of the property scam. They need to have a company profile, with evidence of a organisation of members and activity of roleplay. Players interested in this need to show initiative, they need to make their company appeal more than just on price. The idea of this is that your roleplay and expertise will be your price basis. The better you come, the larger the charge.


New Construction Roles –
Player created Construction Firms – This requires 3 Players+ and a profile documenting their members and their activities as to reassure both admins and the house owner that their requested construction is completed ICly at an adequate quality.


Construction workers – Players, new and experienced alike can apply to work for organised firm and receive a salary for their work on the job. As firms require 3+ to complete construction jobs, there is incentive to hire players and organise on the pursuit of the pay check.

 

 


Relax, there will be 0 delays in property auctions

 


Players can be reassured that should there be any delay due to a lack of  progress being made in the RP, this may be due to time zones etc, the process can optionally be NPCed following the current system  after 7 days of sale or interior change request approval and or business reques, from the first date of application with no response. If it has been a total of more than 14 days for the process, it may be NPCed due to the constraint of time. However, no body should want to miss out on a great opportunity to make some IC cash like this, which will prove to be a great hefty sum as many businesses and interior changes can get expensive!
