Short description: 
Revamped renting system.

Detailed description:

 

[Payment]

Having a system very similar to the insurance system, where each week the cost of the rent, for example; $15,000/week has to be paid at a bank.

"/rent" would show a list of due payments to be made on your rent.

"/rentpay [index]" would pay the selected rent.

 

[Individual tenancies]

Each tenant is an individual tenant. This means that different permissions and costs can be attributed to that individual tenant, for example; Tenant A might be a manager of your real estate company, giving him permissions to give keys to more tenants. 

 

[Property Manager]

Essentially /bmanager but for the property. In here you can evict and rent to tenants, and set individual permissions to them. Rent money is automatically transferred to the property where anyone with the permissions can withdraw/deposit that money.

 

[ICly]

If somebody decides to breach contract with a significant amount of roleplay, to realistically replicate the process in which someone would disregard a contract, then they will face the IC consequences. Urging a realism into the efforts of Real Estate companies and Landlords alike.

 

[OOC]

If somebody decides to breach a tenancy contract with no RP then the landlord in question should be compensated a relevant amount to which the property was in-use. For example if a contract for a tenancy at the cost of $10,000/week was made on Monday and the following Wednesday said contract was breached, the landlord should be compensated aprox. $12,857 for the 9 days in which the property was in-use by the tenant.

 

 

Commands to add:

"/rent" would show a list of due payments to be made on your rent.

How would your suggestion improve the server?

It would allow for a much more realistic rent economy, whereby rent becomes less of a free-be due to the free paycheck system. In place it creates a system that allows for a dynamic change in the cost of living for the average Los Santos civilian. Rent prices also have a huge part to play in property prices. I think removing market prices as a thing is something that should happen by now but that's something seperate.

[ADDITIONAL POINT]

 

I think that if the goal is to replicate a working and realistic economy based on modern, 2020 standards, things like Market Prices have to go. They're essentially OOC guides on how you should sell and pay for things. If you're stupid enough to walk into a strangers house, who just posted a telephone ad saying that they have a house for sale, and over-pay them for a property, that's your fault. 

 

I equally think that there should be an emphasis from Property Management, towards the evolution of real estate companies in that respect. Maybe even disallowing a property to be sold without authentication from a regulatory body, most easily role played through a real estate agency. Whether they require you to use their full service as realtors, or they authenticate property transactions for a service fee is up to that company.
