That's because no one has to sell a house when they are allowed to trade it. See the revolving door here? One problem breeds the other. People don't have a need to sell when they can just trade. It also closes the door to anyone who doesn't already have a house because they are simply being passed back and forth between current house owners. I shouldn't have to acquire a house just so I can trade it for another house in a desirable area for my character. That's ridiculous.

I agree it's ridiculous, but you can't do much here. If you restrict house trading, no one will trade/sell his house. Even nowadays no one wants to trade/sell house. And those who want to trade a house, can't find another house for trade that's suitable for them. This will be the longstanding problem unless all houses are on the market, but putting them on the market brings few more problems. But yet again, we already got a maximum limit you can sell a house (that's one reason why there is no houses on sale), now if you want to restrict trading, doesn't make sense at all. It's ridiculous, but that's how system works.

The issue is the artificial value of the houses being way higher than what it currently is with it's x3 market price. If people are willing to buy a house for millions, why would one sell it for 'only' $500.000? There is a large demand, but little supply. On top of that, a lot of houses are unused and collecting dust on PM accounts or not scripted in, such as the majority of Vinewood Hills and approximately a third to half the Mirror Park area by now. Some are slowly distributed and brought back into the market, but it is nowhere near to satisfy the demand.

 

The playerbase spiked and peaked at 800+ players whilst supply remained relatively low. No one wants to sell their house, because it is not profitable at all, or at least seeming so. You sell your house now for $500.000, you will have at least 10 different buyout offers within an hour simply because it is a standalone house. The location does not matter, the condition does not matter.

 

On top of that, if you do not get the most profit out of it, someone else will. Lets say you sell a house for $300.000 when you could sell it for $500.000, you can be damn sure that whoever bought the house will eventually flip it for these profits. There is a general mindset of "the more, the merrier" when it comes to virtual cash opposite to "gain cash to use it for whatever you want to roleplay". It is the same individuals that buy "any business" that also trade houses like pokemon cards or flip properties off of the map going as far as creating discord bots to notify them of new additions on said map to be the very first to rush to it and buy it. The higher the number on the top right of their screen, the better.

 

Prohibiting such advertisements is a bandaid on a gaping wound. People will find another loophole to abuse, may this be "underground" trading or other means to circumvent restrictions. Instead, a general change in the playerbase and people's minds should occur. It does not matter what number is on the top right of your screen. What matters is the roleplay you bring and have. That virtual money? It is a tool to enable roleplay, to finance your ideas. But it should never be the first and most important priority.

They used to do it by polling the property map for new properties but they've added a CAPTCHA which should prevent that from happening now thankfully.

Apply the format on to this suggestion in order for the admins to take it seriously.

I heavily support this suggestion as it's unrealistic for any one to "trade properties". Generally, they're sold at the same time that they purchase a household.

That's their problem. The small 1% of people that own houses should not be hoarding and trading them. Instead, they should provide all people with an equal opportunity by allowing people to purchase a house as long as it suits their character.

Eh, the person playing that character would have to remain heavily active around that house in order for them to keep the property. Otherwise, Property Management will simply remove the house from that character. Eventually, they'll lose the house. It's their fault for hoarding it without using it.

People usually are active around that house, they just searching for another one, whilst using their house. You can't put so much OOC restrictions on properties as there are many as of right now, more restrictions lead to no houses on sale, I can actually guarantee that.
