But, since I know lots have people who have come to me with questions already on how it will be run. Here, I will try to answer most of your commonly asked questions. 1. Okay, so how do I get started? I want to make money and involve myself in this roleplay. I want a thorough explanation. A. 1. You want to get into real estate? This is how you will get into it as a real estate agent and behave as a real estate agent. Quote -Step 1: Contact one of the Dynasty 8 Managers and schedule an interview. You will be interviewed, and judged on your qualifications. -Step 2: Wait for a response. -Step 3: Become hired with the agency. -Step 4: I, head of Dynasty 8, ICly assign an area of houses for a specific real estate agent to sell. This street would be an example of houses. -Step 5: Real estate agent makes a listing on the forums of the house in THIS section. They include estimated construction costs, as well as general fees associated. -Step 6: Real estate agent finds interested person in owning house. They sign a legal agreement binding them to that house and the buying process. -Step 7: The listing is then opened to the public in THIS section, and construction companies will bid or under bid one another on how much they will charge to do the house. -Step 8: Owner picks which construction company they want. -Step 9: Construction begins. Construction crew must be at least 3+ members and work for at least an OOC hour. Ideally, they do this over a span of 3 days. Options to rent construction vehicles as well. They must post screenshots of their work, and have a faction thread to post proof of this. -Step 10: Construction finished. Real estate agent takes up the cash, and splits it between the heads of the company and others. -Step 11: Done. The owner has a new house. 2. You want to get on the construction side with your friends? Quote -Step 1: Create a construction firm with at least 3 of your friends. -Step 2: Post a description (An IC Website) HERE so people may know about your firm. -Step 3: Wait for a listing to be listed HERE - Once there is one, make a bid on how much your construction firm will charge to complete the project. Keep in mind, others can underbid you, so keep your prices smart! -Step 4: Wait for the owner to make a decision. If they choose your firm, continue on. -Step 5: (Optional) You may at this time decide to make a legal contract with the owner for the due process of your work to legally bind them. You will have to get these formats done on your own, and legally binding within the state of San Andreas with a lawyer. -Step 6: Begin the construction process. You may be invited into the faction to use our construction vehicles. You must have at least 3 people actively working on the project at a time for it to count as 'hours' completed. Each project will require a predetermined amount of man hours. For example, a business might take 9 Man hours Total. 3 people working on the property for 1 hour = 3 Man work hours. YOU MUST SCREEN SHOT THE PROCESS AND ADD THIS TO YOUR CONSTRUCTION FIRM THREAD. PROJECTS MAY BE "DENIED" IF THERE IS NOT SUFFICIENT PROOF. It doesn't have to be super amazing screenshots, but you need to prove the roleplay happened for that amount of time. -Step 7: Post said screenshots, contact the owner. The owner will contact the real estate agent, and the real estate agent will contact a GTAW Property Staff admin to issue the house and the payment for all. -Step 8: You're done and now paid. 2. How do I acquire a business with this new update? Auctions are gone? A. Acquiring a business is much like acquiring a house now. You must meet with a Dynasty 8 Real Estate agent with your intentions of creating a business, where you want it, etc. This will be the process for acquiring the business. Quote -Step 1: Contact a Dynasty 8 Real Estate Agent ICly with your business proposal. State the location you want the business at, what your plans are for the business, and how you plan to run it. You may show the agents the location as well. -Step 2: The Dynasty 8 Real Estate Agent will speak to a Dynasty 8 manager, whom will then give a price estimate on the location. You will be contacted as soon as this information becomes available. You then have the option to buy it, and continue on with Step 3. -Step 3: Real estate agent makes a listing on the forums of the business in THIS section. They include estimated construction costs, as well as general fees associated. -Step 4: Real estate agent and the buyer signs a legal agreement binding them to that business and the buying process. -Step 5: The listing is then opened to the public in THIS section, and construction companies will bid or under bid one another on how much they will charge to do the house. -Step 6: Owner picks which construction company they want. -Step 7: Construction begins. They contact a Property management staff member to set a custom interior for the business and to assign it to the owner. -Step 9: Done. The owner has a new business 3. How do interior changes work with this new system? How do I get a new interior? A. You may get a new interior via these steps. (Please note, this doesn't mean someone making a custom interior for you via the blank interior- This is simply for those whom want to change the interior of their house or business. If you want someone to decorate your house with furniture, that will be coming up in a following update, or you may advertise that you are looking for someone to decorate your property ICly. ) Quote -Step 1: Make a request for the new interior HERE. Contact a Dynasty 8 Real Estate Agent ICly. (Through the forums, or IG.) -Step 2: The listing is then opened to the public in THIS section, and construction companies will bid or under bid one another on how much they will charge to do the interior change. -Step 3: Owner picks which construction company they want. -Step 4: Construction begins. Construction crew must be at least 3+ members and work for at least an OOC hour. Ideally, they do this over a span of 3 days. Options to rent construction vehicles as well. They must post screenshots of their work, and have a faction thread to post proof of this. -Step 5: Construction finished. Real Estate Manager takes the cash, sets the interior IG,and splits up thecash. -Step 9: Done. You now have a new interior. 4. Does this mean new areas of the map will be added? Do I have to get my houses and businesses through this system now? A. YES! We are now adding Vespucci with this new update. You will no longer be able to just go up to a house and /buyhouse like in an RPG game. You must be in contact with a real estate agent who will guide you through the process, and get you set up with the house, just like in real life. Just a bit more touch of realism, and plenty of opportunities to be had! This server strives for heavy/serious roleplay, and this is just one of the many things we have planned to bring you the absolute best experience that we can.
