  1. Short description: Limit house ownership to only 1 per character, exception for real estate companies. Detailed description: At the moment we are having a large housing shortage for affordable housing. Not only are renting rates at an all time low, the only houses that are up for sale that are not in a gang area are at astronimocal costs even though their original market value never exceeded 120k. My suggestion is to counter ''house hoarding'' with this suggestions. Allow characters to only own 1 house, and /maybe/ a vacation house far away from their main house. Normally this should be adressed ICly by the Department of Housing (if we have one), but I thought there is just too much OOC in play with home ownership at the moment. A lot of new and old players can't get a property simply because there isn't enough on the market. which raises the question, should house-hoarding be allowed from an OOC basis? An exception on this would be for real estate companies, which can still own by the current rules. Commands to add: None Items to add: None. How would your suggestion improve the server? More affordable housing available. Additional information: Right now you can still buy more than 1 residential property, it just costs more. But the extra costs don't really matter to anyone if the buyer has millions.

I will preface this by saying that I am not a developer for GTA:W so I do not have the foggiest idea how the furniture system is implemented or why it often misbehaves and makes people lose a bunch of money and time by rolling back their changes. However, I do work in Software Engineering - so if I were to take a wild stab at it, I would guess that the issue stems from the fact that furniture is saved in a HashMap or some other sort of data structure while people are moving stuff around, and that is saved in RAM and only periodically persisted to the database. Which means if the server crashes between one persisting round and another, changes are lost. Whether this is the case, or my hypothesis is entirely inaccurate, I would like to suggest giving owners/renters of properties who have the ability to access the "Construction" menu, to be also able to manually "Save Construction" of the property they are currently in. What this would do is force the game to persist all the spawned objects to the database with the new coordinates & rotations (or, if you want it smarter and quicker, to persist only the modified objects - which can be marked with a boolean flag). Presumably this is a resource-heavy operation, so we might want to limit the manual saves to say, 1 every 30 minutes per property. This way, when a decorator is working on a construction and they finish a particularly challenging bit, or a half hour passes by, they can take matters into their own hands and manually save to be sure that they do not lose their progress. Thoughts from players and clarifications from dev team would be greatly appreciated
  4. Short description: Add More Vespucci Canal Houses Detailed description: Over in the Vespucci Canals there is at least 75% of the houses not scripted into the server. I understand that these houses are very upmarket and from a RP sense only the wealthy can afford these but there is alot of demand for these houses on the server. Commands to add: I do understand that there is alot of houses to chose from in the server, but I RP as a semi retired British business man and it wouldn't make sense him living in Grove Street. How would your suggestion improve the server? Simply more houses to buy for more players.
