  5. Cover intentions for the next 3 months Leasing update - special vehicle leases and the status of that, prices varies on the vehicle and were set by Nervous. Leasing update for storage units/containers & offices, you will be able to lease these out, currently 1 at a time until further notice. They are price dependant for example should you lease an office in Richards Majestics it will have a significant price change as for those in Textile City, for example. We have renovated part of the inactivity script, whereby, multi-story interiors/apartments were not being recognised, but now do, this will put them back to the market. In addition to this, a new script is being developed whereby deleted characters (identified with the _old characterisitic in their name) will be sweeped for hoarded properties and be released back to the market. What have we done regarding the feedback? We have, as it stands, a 86.6% turnover of all houses/properties etc with only a 14.4% rate of denial - majority of denials have been due to players being banned or not replying within 3/4 weeks. We are doing more quickburst house requests to populate the map more, this means turnover is within a week or a week and a half due to how short they are. Project schemes to encourage niche/unique roleplay, after the community thing, announce the new location. Once PM leads agree on a new location we will announce it. Actively working on accommodating more and more requests, finding solutions such as those who do not have funds, for example, this recently came to light but there was a request that was great, however, player did not have funds, thus we leased out the property until they can pay in full. An example of accommodating all requests irrespective of figures. Though this entails being "closely watched". Approachability with recently new joined members have accelerated that - we work on engaging with players and the community more to build up a relationship where players feel comfortable to reach out regardless of rank or title. Response time, whilst not perfect, on the up! Forum DMs on my end (Selena's end) are being handled on the daily. I, personally, have encouraged people to ask questions and made myself available in VC to offer my guidance and support where needed, however, this is not to be an expectation across everyone, this is a choice I make to become more approachable. What's been fixed/added? Pending shop requests with questions now show once more, we pended shop requests and the user couldn't see what for. We're working on implementing a panel for explicitly county properties so we can manage them and add to them as time goes on. We'll be adding an option on the current request application for 'County Properties' so we can handle quick requests that way - just easier for us to manage. They are technically only for trailers, if you are requesting a standalone house or business please use the house request/property request section respectively. The app for the trailer application is just a backstory & if it is a new character or not, check Y/N. Lots of leases did disappear/delete when people terminated them, this has been fixed. Those who terminated a lease whilst in the LTB program, would leave them in that panel, this has been fixed. We can now identify if a location you are requesting has a script already so we can set it to you. Due to high influx of trolling in/at Davis LTD, we have revoked access to the business for an intended 2 week cooldown period, however, was reduced to 2-3 days/
  6. RESPONSES - APRIL (GENERALISED FEEDBACK) “I feel there needs to be a major shift change and restructure of the entire Property Management area, perhaps even merge it with other areas. I specifically cannot tell you how to do it but throughout the opening of PM, there has never been a solid process.” The process is in fact internal and those inside Property Management know it like the back of their hand, however, for transparency purposes a document will be mocked up and linked in #guides-links-info channel as to what it is we do during application reviewing. “Everything takes forever, everything is heavily restricted and hidden, there has never been a great line of communication when it comes down to applying for things. Usually, when someone applies for a property, lease, vehicle, request etc.. you would receive a simple yes or no answer without allowing said person to amend or justify their means behind it.” Thank you for this point of view, we engaged in a community podcast as Lomadias (AHoP) and I went through the feedback one by one. It was of mutual opinion and agreement that we will apply a prompt for resources and information on the application process; when you apply you will be provided with what we look for and resources such as guides and links should you need them.This includes the process i.e what could constitute to a denial. We have Gibbz working on this as we speak and an announcement following the changes will be in #pm-announcements channel. As for ‘Everything taking forever’ - Each cycle we try a new approach and see what is the best port of call when it comes to time management. Unfortunately, everyone has a different way of managing their time, but what we can reflect on is improvement and where we were months ago to where we are now, with applications being processed the day properties of all kinds close and processed within their respective time-frames. Evidently some cases can take longer as we may need liaison from LFM/IFM/RPQM but we are actively striving towards a quicker system and streamlining what we have currently. “It feels like it's an automated system without a human allowing to have a one to one communication/contact with the applicant of the request.” Property Management will approach how we pend properties and accept them/deny them. It is worth noting, acceptances for houses are a copy and paste job as it contains all relevant information and promotes continuity and less bias. Why bias, you may ask, someone could butter you up and it can look incredibly bias especially if that admin accepted your request, thus, the point of the copy and paste responses is to give the player all the information at once and prevent the above. Though, we will discuss internally how we can better this, thank you. “Requests overall take far too long to be handled, there's too much tape and step-by-step process to go through. Reading a 5k page of words can take up to a day sure but making that person wait 1 month or more to be denied is just such poor managing of work.” There is no doubt a misconception about how much a player has to write and we have tried ample ways to quash it, however, we will make it clearer to those across the board in the prompts on the UCP, in our discord and put it onthe forums. We under no circumstances expect anyone to write us 5k words, it is solely down to what the player wishes to tell us/show us. As for time management, we talked above about this; we will work on ways to better time management. “There is always a huge lack of communication, the applicant always has to do the chasing and is never given a straight answer for the most part. It feels like we as applicants are under a heavy microscope for minor details that never ever are enforced within roleplay and or general information but also gives PM more work to fish out this issues which is not only pointless for PM but also a waste of time.” As mentioned above, we can provide a list (which we can mock up) of what possibile pendatures you may receive, though, they’re usually unique to the individual as everyone’s request is different. Definitely something we will work on as a whole. The point of a pendature is not to waste anyone’s time it’s to clear the air on the side of Property Management, this being, if three out of four people are confused about a certain aspect, we pend it so we get a better understanding rather than forcing a jigsaw piece into a part that doesn’t fit. Though, of course, we will try to be more clear as to why we do it and what both sides benefit from it. “From general comments said over discord to people in the eyes of the public (PM , the forums, time taking to handle simple work and so forth. Sadly as much as my feedback is very closed off from specifics, general ideas and the overall goal, nothing will ever change with the current leader.” I appreciate the concern about Selena’s leadership, though it is worth looking objectively at what has come from the current leader and the leadership underneath her. Although, should you have specifics as to why nothing will change, please do reach out (if you wish to) and then it can be ironed out. “Pretty unfair with how the team handles requests. There is clear favoritism for people in factions. I have been trying to request various things that my character could realistically have knowing her financial and overall situation. What I have noticed was that characters who realistically aren't in the ideal situation to request a sports car or a big house in the hills (e.g. people who make much less money such as cops) are given priority over characters who make twice as much (IRL and IG).” We appreciate this comment and we’d be happy to shed light over it. Factions are held to a higher standard than the rest of the individual players as they’re representing a faction, be it illegal or legal. It’s hard to say that someone shouldn’t get a house when player’s aren’t exposed to their application nor the contents of it, so misconception is inevitable. What we’re going to do is create a list and liaise with faction leaders and faction management so we can get a better understanding of what they would like to see from their faction members and what they’d want representing their faction. It is worth emphasising, we hold them to a higher standard. “Simply PM makes everything way too complicated and tedious. This is a game and at the end of the day you ask way too many unneeded questions and are extremely anal over the slightest of details. I get this is heavy rp but, half of the time when people apply for properties irl or attempt to obtain them they aren’t pestered this heavily with pointless questions. It’s like I’m writing a college essay on top of applying for an irl mortgage. It’s absolutely too much” Property Management are going to speak with Americans and ask some commonly asked questions and get real answers rather than referencing Google, this way, we can compose a thread internally and refer back to it, as we understand that Property Management support a lot of diversity and europeans moreover Americans. This will be provided for PM’s useful information. One thing brought up in the podcast is California’s Tax Rates for Businesses and so forth, time will allow us to research into this and hopefully incorporate it whilst doing Property Management Work. Additionally, we’ve got Gibbz removing the word minimum for leases. “PM asks entirely too many unneeded questions for properties/houses. It's a real pain and demotivating to apply for something and be questioned so harshly. This is a game where we should all be having fun and be given the chance to develop our characters. If we're aiming for realism, then asking a million unneeded questions are not the norm. If your player can afford it and it makes sense for them that should honestly be the end of it. Having to explain in a million words on a house app why you want a house is utterly ridiculous and makes no sense. Things are just entirely too complicated.” See above. “In conclusion to this, this makes PM seem tyrannical and overbearing, people would rather spend 4 million dollars on overpriced homes then have to deal with PM where they would lose to cops or those in official government factions despite spending time ooc and ic developing businesses and characters.” We are currently looking over our current selling rules, though, in terms of Robbery it needs to be a community wide thing as Property Management are only responsible for their rules, for this to change we suggest posting a thread about it and getting it changed that way. “Cops are prioritized for things like cars and houses for some reason. They aren't the only ones with a 'real job' and it is becoming quite unfair to see them get things they shouldn't be able to afford while business owners are questioned about their income despite making way more than them realistically.” See above, additionally, unique businesses are able to apply for LFM Budget scheme and what Property Management are looking into is a PM Budgeting scheme. We won’t hold against you whether players enter or not, and we will exclude “lack of interest” against your business. If you are able to construct your application and mention that, then we are able to get a better understanding. Just be sure, if you are unsure, to reach out and we can point you in the right direction. “I also would like to add on that PM has horrid communication. It's fine to not have an immediate answer to something but updates are great. I've PM'd a PM staff member and they left us in the cold for an entire week before we initiated another conversation to figure out what was going on. I just can't comprehend why we have to add 2-3 people to DMs for certain situations and NO ONE replies.” This was an interesting topic to talk abou and there are a multitude of factors as to why an individual may not respond, the biggest one being an LOA. Additionally, we have abrupt emergencies for reasons we cannot disclose. It is no one’s obligation to respond if the above is true, and should that be the case, there is a chain of command to follow; should Fenris not reply, go to Jackie, should Jackie not reply, go to Lomadias, should she not respond ask Selena. But there will always be someone who can reply. Additionally, I always promote forum DMing people rather than discord DMing for the soul purpose of managing their time and their influx of questions, it is always easier to log onto the forums and know what it is they need to handle rather than being bombarded on Discord. Some admins prefer discord and that’s fine, however, I would encourage forum DMing. “Some of the PM team is also unable to take criticism well and expects us to roll over and listen to them because they're in a higher position. The way they respond to questions is just utterly rude and unfortunate to see. I hope they can see that people aren't out to get them and that they are not immune to criticism.” Constructive criticism is always appreciated and we are of the opinion that disagreement is healthy, however, is the behaviour being displayed is unbecoming please call us out or report it to the appropriate party and we will make active steps forward in making it a safer and approachable environment. “Applying seems easier and more accessible and so does information, but I'm missing more general support for random questions. With Discord being what it is and DMing people on Discord not being so accessible nowadays, more activity from PM support/staff in their support Discord channels etc. could be quite helpful as most of us have basic questions easily answered.” We discussed different approaches in the podcast and we are looking into ways to engage with the community. One of the ways we have implemented are including players in meetings with Property Management (ones that don’t leak). With a new influx of Support Members coming in last batch, we’ve had a couple apply and with that gives more hands to PM and activity, thus, we will see more activity grow over time. “Generally you guys seem approachable and reliable when dealing with issues. Some issues like PM appeals could use some automation - it's usually a pain to deal with these because every so often an admin that approved an appeal leaves PM, then you need to explain yourself to another admin in PM, and go digging for stuff from months/years ago which is not very accessible to the average player that just owns a biz or house in game. That said, you guys are stars for what you do and literal GOATs at dealing with the insane amount of workload you deal with.” We can’t honour things that were approved years ago and they are not likely to be upheld due to the time distance between it and the changes we have made going forward. We do not know everything and sometimes we leave those in charge of areas to handle that, should they leave and say Selena gets added to a DM, with no context, it would just be easier (though we can see it not being preferable) to re-apply so everyone gets to be on the same page. As for Appeals, Lomadias and Selena are looking into ways of making it easier for players and effective. No doubt an announcement will be made 😄 “I think if a property has been in a faction for 2 - 3 years they should be able to buy it instead of having to keep leasing it.” We have a LTB (Lease to buy) system that facilitates that exactly, meaning you will make a one-off payment and then you will own the property and not pay monthly anymore. You can find more on Soup’s topic about leasing. “I love PM. The team is super helpful despite being overwhelmed with requests. I know you guys get a lot of flak but that's because people just hate waiting or not getting their way. Things are much better than they were a year ago, though. And it's insane that you're even able to keep up given your work load. Sad reality is that no one will thank you for doing your "job." People will always take the good things for granted and immediately complain about the things they don't like. It's a thankless job, but I appreciate you guys for doing it” ❤️ “I personally think that the PM really needs to normalize prices for properties - they seem horribly arbitrary at this point. I've seen, and personally been affected, by a situation where house A, which cost 900k, was a THIRD as big as neighboring house B, which cost 650k. I understand that the house prices are calculated by assets worth of the applicant, but I can't shake off the feeling of unfairness especially in that regard, considering I've been denied a bigger house due to, quote, "affordability issues", while someone else was able to get a much bigger house for much less without an issue. Above that - I have a HORRIBLE experience with PM favoring faction members, which seem to undeniably get better houses for less. I personally don't see a swat officer who happens to be dating a judge get a two-story mansion with a pool, yet here we are, and it's honestly puzzling. Tl;dr faction members favoritism and house pricing unfairness.” It is worth keeping in mind GTA:Worlds economy and the prices seen in the IRL state of California. Selena is working on a mortgage pricing spreadsheet and will be releasing it when all properties have been priced and will be releasing it for general knowledge, this just takes time. Property Management does have an internal way of pricing things and we can touch on that in an elaborated response. Property Management do not favour faction members, and they do not get better houses for less, as the prices are objective and they don’t change. Faction Members as aforementioned are held to a higher standard. Additionally, as aforementioned, players are not exposed to the application that those individuals compose and thus, it is hard to make an accurate response to this, as it is simply hidden in the dark. “It feels like PM have given themselves the roles of guardians of properties rather then being there for the community and serving them with the properties that PM have decided won't be accessible to the community. Too much stuff is being gatekept and restricted from the community. whether it's vehicles, houses or business the freedom of the players to buy stuff freely **in a game** was wrongfully taken from them and too much was restricted during the years. “Property Management should do what their name entails, which is managing properties - and not their owners. PM given itself the role to decide whether an player is capable of owning something **based on their own personal believes without any given guidelines to players**. I've seen PM giving mansions to low income characters and denying lesser houses from wealthy ones. It seems like there is something else that is driving the decisions behind it rather than agreed upon set of rules and guidelines. The ability to own stuff, again **in a game**, should be freed to the community. Players should be able to buy what ever they wish and can afford. RPQM are the ones who need to decide if the owned property is reasonable or not and interact with players on the matter, not PM. Moving to the second point, the timeframe of handling request. The time it takes to handle requests is beyond ridiculous at the point, averaging around one request a day. If you were unlucky enough to post your request a couple of days after applications are open, it can take up to two months to get an answer (!!), sometimes more. It's an unacceptable and unheard of in a game setting. It takes less time to get a mortgage for a house in real life.“ There is something in the work for time management. We’re working on releasing offices to the market and containers/storage units, releasing them from Leasing and making that market accessible to those who wish to kickstart a business, thus, no admin intervention. With this being in the works right now, we will be able to evaluate the issues that arise and rectify them moving forward. “Properties are handed out to people in factions on a silver plate, massive unmitigated partisanship towards factionized characters, eliminate this stigma if you truly want PM to escape its bad reputation” Allow time for changes, and see above.

FEEDBACK & INFORMATION Property Management Feedback open: June 26th, 2023 Feedback closes: July 7th, 2023 Property Management has established a feedback form whereby players can anonymously submit their feedback and suggestions to ensure that their voices are heard by everyone in Property Management & Management. This will allow us in Property Management to hear how you would improve our already imposed systems and what you would like to see. The purpose of this is not to give us a chewing, nor bitch about members inside the team - this is purposed for constructive criticism.   9. Hi, As said, I have provided a response and will go into as much depth as is expected below. Property Management holds a staple within this community that liaises with a multitude of sub-teams and ensures that everyone's request is read and fairly judged thus reaching a verdict. The entire idea surrounding property management is to distribute the properties requested among those who request them. We have houses, properties, misc requests (smarttps, basements, interiors, garages, scripts etc), leases and vehicle leases. In terms of controlling, Nervous has created what you had described one of the best servers on GTA. It has so many avenues of roleplay and so many opportunities available to players and admins. This server caters to a high standard and with that we're labeled as heavy roleplay server. Unfortunately, that label carries more than just words, we are here to enforce high-level roleplay and essentially make sure that Bob Jones, Aged 15, hasn't got 9 businesses, 3 houses and 9 vehicles. We have a system in place that fairly opens the request market window which is often announced a week prior to opening to give players an opportunity to gather their application and locations in mind. Furthermore, we open these periodically and have tested waters with it being permanently open. Due to the influx of work it provides ontop of allowing us to breathe for a moment and also enjoy the game for what it is worth, we reverted back to the calendar system which has proven efficient previously. These windows of property requests being open and the majority of others closed allows the teams focus to shift onto the requests at large. Property Requests often receive north of 80+ requests and with that we're, Property Management, are held to an expectation to get these turned over in a timely manner. So, with that being said, we open one at a time and sometimes two at a time. For example, Properties and Leases were just opened together and we currently have 80+ requests collectively. In terms of vehicle leases, @Soup and I have engaged in conversation which streamlined the vehicle leasing system. It was felt as a majority that having already existing vehicles in the leasing request panel is pointless, it added more work than was needed - so what I have been doing for the past two weeks is composing a very detailed spreadsheet containing all the vehicles in game and all the GTA5 vehicles available and with that we're going to make it so that vehicles that are not currently in game can be requested, thus, no more BMX requests for the 'special vehicle leases'. Property Management has a duty of care to ensure that the server remains at a high standard based on the applications we receive. In no way is it intended to be as you described "controlling" but granted, we have to make the decision and I can see how it can look controlling. Conditioned properties have a misconception, usually conditioned properties fall under unique house requests and what is meant by conditioned is that it returns to PM and we basically buy it off you and apply it back to the market. It prevents players distributing houses they have acquired within friendship circles, groups and to those who would not fit the bill of the house. At this current time, people already sell houses off to friends when they're NC-ing or deleting a character. What we have done and will continue to do is assist players in selling their businesses to other players, if the other player's character makes sense. There are times where we will not and we will discuss that individually with the player, but you can always negotiate and talk with a member of Property Management. Otherwise, without conditioned properties we will end in a situation where everything becomes open market and standards drop. You can absolutely as aforementioned, negotiate and discuss things, we're open to selling conditioned properties as described above. In the past Property Management have had their fair share of hiccups, I will admit that October 2021 houses were being turned over in a month sometimes two. During my tenure it has been something I strive to get amended - going from 2 month turnover to 2 weeks. However, I won't paint it as perfect as we still flaw in some areas, but going from 2 months to 2 weeks is a 300% increase. I will sit here and say, 2 weeks for a game is not good enough, it is the best we can give as of right now. Keeping in mind that the team outside of being an admin have other responsibilites arguably more important than this which I completely understand. As per the wait time, I have a feeling that the entire system is not fully grasped and what I will describe below is how we do our requests and why sometimes (case by case) it can take longer than the initial wait time. There are various reasons as to why a request can exceed the 2 week wait period and I want to emphasise, Property Management does not leave them sitting there until the 2 week mark just 'cus'. Within those 2 weeks, Property Management sit down either together or alone and will provide opinions, comments and read through requests. These comments are a strong staple within Property Management as it prevents bias of the single admin handling it alone, though, we are actively working towards a more hands-on approach and we are testing the waters with a new way of handling these requests. A discussion then takes place between those who commented and those who are yet to comment and we discuss different opinions and what is an objective fact in the players application. This takes time as we are a diverse team with varying timezones but discussions make Property Management. Sometimes a location that is requested is already owned and therefore we need to find alternatives or ask the player for alternatives. That can add to the wait-time. Time after time Property Management will go out of their way to look for a property in the same vein of what is requested, however, it isn't always met and thus a discussion between the player and the admin ensues. As per the discussion, it is our duty to make sure that we're well versed with the character applying, therefore, researching into their character, assets and admin record. All of which takes time. As reiterated, some players are absolutely passionate about their characters and their development and we love to see it. Some, not so much, not a problem, but reading is a lengthy task and not everyone is at the same level of reading as one another, we all differ and that again, is absolutely okay. Additionally, sometimes players can go inactive within the time they submit their request, many a time players have submitted a request and from that day on they have not logged in to the game, with no reasoning provided. It is a common from me to ensure that I can accommodate every player to the best of my ability and with that, it will be placed on pending awaiting the return of a player, if it by chance, exceeds 7 days and no response, we will deny it. Above all else, we correspond with the player should they have any changes they wish to make, any adjustments or just in general. Finally, for this matter, we talk with other sub-teams should it affect a massive Legal Faction, illegal Faction or whether the player has an RPQM report all in which is beyond our control as we're here to handle properties. It is not our job to make other sub-teams go faster or slower, they do their job and we do ours, but unfortunately, these can hinder on the wait time too. I won't speak on behalf of RPQM, but what I can say is that the team are always working hard with the reports they get and with their extensive research and liaison within cases and with players it would be absolutely detrimental to their workload and to them as individuals to have to then delegate "management of properties and realism" into their sub-team. Because essentially Property Management by your words, would merely be shifting that onto RPQM's doorstep and as I said above, that is not our job and that is definitely not their job either. @Exodus can respond on behalf of RPQM should he want to. As I put in my intial comment to this thread before locking it, this is something we had discussed to great lengths too. I had proposed the idea of a part-open market which (for this example) would be Mirror Park, though, as it is a discussion it is not something I, or the team, let alone management is ready to pitch to the community as we have yet to find solutions to the problems and issues raised during discussion. It is not our job to give RPQM more reports and with that we're looking at avenues to minimise not only our involvement but preventing the increase of reports that could will happen. The issues that I raised are no admin checks, no background checks and thus PM is left in the dark as to who owns which home and who does not. For all we know an individual who owns 3 clubs could now own a huge home in Mirror Park and their admin record could be as recent as of yesterday, their assets could exceed 10+ million. This all contributes to the decrease of roleplay standards for which we cater towards. There are some members in PM that are for the part-open market and some that are not, which is great, discussion and disagreements are healthy - thus, what is going to happen is a discussion with the leads and then gauging Managements view before we even propose the idea to the community as Nervous clearly explained to myself that it can cause more harm than good when not releasing something fully complete. This by no means is going to be implemented without the above being met so don't latch onto this idea as we have a long way to go. But again, it is riddled within this thread that we are not willing to change, yet, @HemmaX, @Adv, @Lomadias, @JackieH, @Fenris, @Kyra, @Soup, @Oxygarum, @Daylong and many more are actually striving for better change but all comes with time and those have seen the changes first hand from where Property Management was to where it is now. @Frezemis has also seen the changes as the previous Head of Property Management. You're absolutely right, we're here to judge exactly what it is you present to us and whether it not only fits your character based on what is written. It is not limiting, as you have all the opportunity to write as much as you desire and as little as you desire. By no means does Property Management go delving in roleplay logs, never have and never intend to. We have resources available to players who get stuck and we're looking to aid them by giving them a rundown of what would be in a request, not everything within the linked document has to be met but it is a starting ground for those who get overwhelmed, lost, confused which all, by the way, is okay. We want to help players and that is why we have the below. That is beyond my control, If you think it will get lots of support and traction, go ahead and post it separately as a different suggestion. But as a Manager of Property Management it is not something I get a huge say on as it falls under Nervous' wing. My opinion on this is that the map is massive and holds plethora of properties all over the map and with blips being on the map it would just be a copious amount of blips and others will be drowned out by this and just can cause issues really as you will not be able to see any business ads or... anything really. It may be worth suggesting that as an addition to map.gta.world - to show properties that are not available to buy off the server itself but from other people, which would mean a new command being put in place for those to put it up to sell + then coincide with map.gta.world. I believe you're very wrong in us not doing our best to rectify any flaws we identify. I have provided a list of changes we have made in 3 months this year and what is upcoming. By all means, identify issues from thereon, but until then, I appreciate the concern. The below has been a collective stride in the right direction with assistance from @Gibbz for making it possible. In the coming months we will look to further progress the team and hopefully find it in a positive place. Implemented Hold Requests via the UCP allowing Property Management to eventually be collectively in one place, further preventing confusion between players and us admins potentially missing requests. Mortgages are now on the UCP once again, allowing Property Management to sit in one place which is monitored regularly if not 24/7 and allows players to keep it in one place also. Vehicle leases as aforementioned are being revamped in a way Soup + Management like, it was disclosed to the full extent privately 2 weeks ago in which they were all for. This will take time. Automed opening/closing dates for requests, thus, preventing human error on missing opening dates for certain requests and close dates which adds to our workload. We've implemented a system for Slots to be finally utilised and used in game. Property Management have taken the time to revise the current property rules which are by far the most outdated document we have, however, we've re-appraised and we've established 'Inactivity Rules' - 'Business Rules' - and 'Faction Rules' - all the while and I will name-drop (with permission) @Lomadias has been working on a deeper explanation as to /openbusiness, who can and cannot use it and why. Basement requests have been implemented via the UCP, under smarttp requests and that once again, prevents confusion and keeps it in one place. Calendar System has been updated appropriately and so far has been followed accordingly. We have streamlined the way in which Admins get to handle Property and House requests where by we can assign you via the UCP and charge you in one go which prevents the /reports in game to get their business assigned as we can now do that via the UCP. Dealership rules have been published. Umbrella Corporations have been published. What is in the works i.e discussion and in the works: Landlord Scheme Garbage Collection in the County Leasing revamp Streamlining our current system that benefits players and us as admins. Business Budget Requests/PM funding scheme Further rule tweaks Improving the county scheme As per comments made on the thread: Property Management have recently implemented two new apartment complexes with 100+ available apartments, if you find locations you want to add, let us know and we will do our research and hopefully get a positive outcome. As aforementioned, we're working on streamlining and with the Landlord scheme which I have written up it will be the least micromanaged scheme to date giving players the trust in which they are owed and to allow them the avenues of RP. If you could outline what it is you think is too strict in a composed message to myself I will happily look over it and hopefully provide clarity. Please, if you feel like you wish to contribute towards this topic or have suggestions reach out to members within the Property Management team, myself or Lomadias and we will forward them to the group that is currently working on the continuation and further development of the team. Just to comment on this thread, Property Management have every right to deny an application for not enough effort, and with that comes an elaborate response to it too, more often than not an admin will sit down and delve into the gritty intricacies that come with denials in an appeal with the player privately on the forums. With the feedback Property Management has heard over the years we've been able to establish guides for players to open the gate of transparency which are linked below. We have resources for players who perhaps don't like writing a lot or simply don't know where to start. It's not something anyone should be ashamed of, but we have these in place for those who would like to use it. No way would an admin in Property Management not sit down and explain themselves fully if asked to - to further reinforce that it's been drilled into their brain that we try and try to accommodate players with their requests, however, sometimes back and forth can only last so long within a given time-frame. In our discord alone we have been equipped with resources available to players called #guides-links-info and whilst it may not be up to date entirely, we're constantly looking to better ourselves but I would severely discourage "bashing admins to get what you want" because the services in which we provide aren't up for scrutiny, bashing or general disrespect. Our team is up for constructive criticism and trying to see different point of views whilst learning more about people and how to handle things better. Any issues you have with one of the team I encourage you reach out to myself or Lomadias and we can listen to your concerns, but as the players in this discussion have expressed, the way you intend to go about it is definitely not the right one and I can only empathise that you're likely frustrated with an outcome you have received, however, there are avenues for you to take up rather than, and I quote once more, bashing us admins.
