  1. Nancy Pelosi, the Speaker of the United States House of Representatives You might have heard about the recent and extensive media coverage regarding the "impeachment" of President Donald Trump, but how accurate is it? Is it real to begin with? What are some of the possible scenarios that could occur as an outcome if such impeachment occurs? This will be all discussed in this blog impartially without any bias for either side of the story. The Beginning: This all started on the 24th of September, 2019 when Nancy Pelosi, the Speaker of the United States House of Representatives, initiated an impeachment inquiry against US President Donald Trump. The inquiry began after revelations that President Trump & other top administration officials allegedly pressured the leaders of multiple foreign nations to advance his own "personal political interests" (source). In the case of Ukraine, which has been the media's main subject the past couple days, according to statements made by the former Ukrainian presidential advisor Serhiy Leshchenko and an anonymous lawmaker, this involved a threat to withdraw foreign aid and cease communication with the nation if they did not discuss a future investigation of Trump's political opponent Joe Biden and his son Hunter Biden. Pelosi initiated the inquiry after a whistleblower report was released which alleged: "an ongoing widespread abuse of power, and then cover-up, by the U.S. president and administration officials during his presidency in order to advance his personal interests.". This whistleblower report was based upon the testimony of more than "half a dozen U.S. officials.", according to the New York Times. A copy of the whistleblower report can be found here. We will not derive much into the report itself, however that will be left for you to judge. There were a handful of legal opinions regarding this report, some of who reported it to be subjective and lacking a legal ground, some of who reported it to be the end of Trump's era. On September 26, the whistleblower's complaint, which indicated that calls with Ukraine were held on special top-secret servers, was released. Here are some of the "bombshell claims" that were included in the complaint: Trump used the power of the presidency to pressure Ukraine President Volodymyr Zelensky to interfere in the 2020 election by launching an investigation of Democratic presidential contender Joe Biden and his son Hunter Biden, who had served on the board of a Ukraine company. Trump’s personal lawyer, Rudy Giuliani, was a “central figure” in that effort, who reached out to and met with key Zelensky advisers. Officials told the whistleblower that Ukrainian leaders were led to believe that a meeting or call between Zelensky and Trump would depend on whether Ukraine’s president “showed a willingness to ‘play ball’ on the issues” that Giuliani was raising. Attorney General William Barr appeared to be involved in the effort to get Ukraine to cooperate with Trump’s desire for a probe of Biden. White House officials were “deeply disturbed” by a July 25 phone call Trump had with Zelensky. There were discussions “with White House lawyers because of the likelihood,” in the minds of officials, “that they had witnessed the President abuse his office for personal gain.” Senior White House officials intervened to “lock down” records of the call with Zelensky, which “underscored to me that White House officials understood the gravity of what had transpired in the call.” White House lawyers directed White House officials to remove the electronic transcript of the Zelensky call from the computer system where such transcripts normally are stored. That transcript then was loaded into a “separate electronic system” that is otherwise used to store and handle classified information of an especially sensitive nature. “One White House official described this act as an abuse of this electronic system because the call did not contain anything remotely sensitive from a national security perspective.” The Democrats: An overwhelming majority of members of the House of Representatives supported an impeachment inquiry into President Trump, we'll put down numbers below sourced from the New York Times. Support an impeachment inquiry No, not now, or undecided Awaiting response Democrats 223 12 0 Independents 1 0 0 Republicans 0 143 55 Total 224 155 55 This yet again shows us that there is an obvious clash between the Republicans and Democrats regarding this issue, almost rendering the idea of corruption in the presidential office a matter of party opposition, rather than sticking to facts and impartiality, regardless of whose fault this is. Whether the Republicans or the Democrats are right does not matter anymore, politics & law upholding in our country have become a matter of partisanism. A sad truth that cannot be changed, but regardless of my subjective opinion on this issue, let's stick to our report. Public Opinion: Immediately prior to the Trump–Ukraine controversy, polling indicated that support for the impeachment of Trump was below 50%. In the week following the launch of the impeachment inquiry, polling indicated support for impeachment had grown, with a plurality of Americans now supporting impeachment. A YouGov poll on September 24, 2019, found that 55% would support impeachment and 26% would oppose if Trump was confirmed to have pressured the Ukrainian government. A Marist Poll for NPR and PBS around the same timeframe found that a 50–46 plurality approved of the House's decision to start an impeachment inquiry. A Politico/Morning Consult poll released shortly after Pelosi announced her support for the inquiry found support for impeachment increased seven percent compared to the poll of the previous week. A Business Insider poll on September 27 found that 45% supported an impeachment inquiry while 30% opposed. What Happens If The Impeachment Occurs? As we all know, according to Article I of the United States Constitution. Any US official may be immediately removed from office if convicted by The Senate, and they may bar the removed official from holding any federal office in the future. To answer our question, we need to recall how impeachment works in the first place. Article I gives the House of Representatives the sole power of impeachment and the Senate the sole power to try impeachments of officers of the U.S. federal government. The impeachment process consists of two stages; the impeachment first, and the conviction last. Conviction during the second stage requires the concurrence of two-thirds of the members of the Senate present. Having established all of this, we need to look at who holds the House of Representatives, and who holds the Senate. The Democrats currently have a majority in the House of Representatives, making it fairly easy for them to pass an impeachment inquiry, however on the other side, the Senate holds a majority of Republican seats, something the Democrats would have to bypass in-order to convict President Trump. So at the end of the day, it is up to the Republicans whether President Trump is removed from office or not, however the Democrats may simply impeach him. Written By: Avianna Wilson.

  2. « LOL, nice Godwin! » by that person wearing an SS uniform Doesn't it annoy you, when people always call you a nazi whenever they disagree with you? It's the case of Cascal, whose true name, Joey Wilson, we won't reveal to preserve his anonymity. After several heated discussions online and in person, he decided to talk to us and share his frustrations with a debate scene whose quality keeps decreasing over time, and with accusations of nazism being flung all the time for no reason he can understand. « I mean, shit, whenever someone disagrees with you, they immediately call you Hitler. » he began while straightening a picture of Hermann Göring on his wall. « They really look like they want to suppress free speech, which is super important to me! » he then added, idly playing with an Operation Hummingbird memorabilia item on his coffee table. « As long as people agree with me, you know, they're definitely right. But calling someone a nazi out of nowhere is cheapening the discussion. » he finally deplored while adjusting his SS uniform. Exclusive 144p picture It is indeed a situation many seem to be disappointed about. Another mentioned « As SOON as you say you want to purge the country from the gay, jews, strangers, and political opponents by sending them to camps where they could be gassed, people call you a nazi, out of fucking nowhere. » he confided, with a very perceivable disappointment in his blue eyes. « It's hurtful you know, because I dislike the nazis as much as anyone. » he then concluded before joining the "HITLER FAN CLUB" group on FaceBrowser. The question of course is: what is the solution, or fix? First of all, « To increase tolerance against differing opinions. For example, I have swastikas tattoos, and the nazi eagle, and the entrance of the Auschwitz camp on my torso. People immediately judge without thinking! » he explained, elaborating: « Maybe it's sun symbolism or I'm a Hindu, how can they know? » he challenged, as white as white can be, adding: « Maybe I love birds! And maybe I love Poland! Those indications alone aren't enough to call someone a nazi, it's ridiculous. » he eventually pointed out, before sending a donation to the KKK and to the American Nazi Party. We hope those unfair accusations against him stop! Paints news is a news outlet, providing the most dubious information from the less reliable sources. 4. A Harmonious Review LS' Newest Relaxation Destination Aska Redan The hustle and bustle of LS often leaves many of us drained. From over-zealous celebrities trying to flaunt their ability to get out of speeding tickets, or occasional gang conflict in Davis leaves you long for a little peace and quiet. Clubs and bars are aplenty in this Inland Empire are here to sate your hunger to unwind, but not all created equal. Relaxed and chill is often what you see in many clubs, while the aspects of this exist none exemplify it. Harmony is often described as everything coming together to put you at ease, at peace. Harmony at sunset This lounge, not club is located in West Vinewood on Eclipse boulevard. The exterior is heavily reminiscent of Shuri Castle in Japan, but with some Vinewood flair on the outside. However, the main attraction to this slice of Nihon is what lies inside, from the classic to the modern as you enter the wooden portals. Greeted with a sleek modern interior with a rigid starfield design as you enter the lounge. The blue hue of the lights, presenting a calming aura as Japanese city-pop plays over the sound system. The atmosphere is truly harmonious as each and every aspect combine to form a beautiful melody. No walls hiding others or corralling groups of influences. A bar bathed in welcoming lights that beckon you over to mingle with your new friends, and large comfy couches to lighten the load of a stressful day. Two "private" lounges do the utter corners of the lounge unrestricted and freely available to anyone who wishes to spend a slow night alone with their partner or have a small party away from the main foyer. A view from the balcony booths The staff of Harmony is top-notch, extremely polite and prompt with their service. From what this writer noticed capable of handling the large influx of anxious guests. The security team provided handled a disruptive guest, snuffing out the issue and quickly getting the police on the scene. Prior to the opening of Harmony, I was invited to preview and interview Ms. Jun Kishimoto the owner and one of the designers. Below is the transcript of our interview. _______ Where are you from originally and what made you come to LS? I grew up in Portland. Went to the University of Oregon and studied finance. Spent a lot of years pencil-pushing for banks and investment firms. When I was... oh... twenty-seven? Two years ago or so, yeah. I stepped into the nightlife industry. A few friends and I ran a club back in Portland for a short time. Made some connections. Managed a few more spots. I decided to come to LS because I saw a market niche not being filled and had a unique idea for the city. You say it is a niche market, however, there are other such lounges. What will this one, in particular, bring that the others don't? Look around. Listen to the music. I think we're going to compete well. And I'm glad to have a competition. There should always be competition in a healthy market. But a place that's as casual, relaxing, and pleasant as here - I haven't seen it. For our readers. What is the general concept of this club? If we had a mission statement it'd be to provide a laid back, relaxing atmosphere for the people of LS to wind down - enjoy themselves. I think something that's lost in a lot of clubs is the opportunity for people to have genuine conversations. The vibe is important. Sticking to a vibe is important. That's what I plan to do here. A lot of spots morph to cater to an audience. Harmony is for everyone. So an actual hangout? It's a lounge without the pretentiousness and frills. Are you the designer as well? From the seating to the light placement, it's all deliberate. It's been a collaborative process between myself and my good friend. _______ Ms. Kishimoto is an extremely welcoming host her words quite genuine as she could hardly contain her excitement for the grand opening. What an opening it was, once the clock struck nine the gates opened. While it started slow Harmony soon quickly filled up with dozens filling the seats and enjoying themselves at the bar. The chill vibes of Harmony were enough to even pacify some of the local motorcycle enthusiasts as they walked through the doors. Rumors of an artist displaying their works passed to me as I drank my sake with several friends at my side. A gaggle of guests enjoying their stay For once the city has a cozy spot that has no reservations, lists, and unlike some competitors stock a full supply of various spirits and booze to sate our thirst. Events are capable of being hosted within Harmony, Ms. Kishimoto expressed interested in allowing groups to rent out the place to suit their needs. Sadly, there is no kitchen in the lounge so food must be catered, or you can seek out Sakana. A lovely sushi house not too far from Harmony. With as crazy of an opening, Bloodhound might need to offer additional security. As well as Harmony hire more bartenders to keep up with demand, otherwise, as queues were only likely to continue growing with the crowd that was present in the venue. In addition, there was no door-staff, nor did we see any ID'ing occurring. In summary, Harmony is truly the place where it all comes together in a beautiful symphony of relaxation. I highly recommend the readers to pick out their best outfits and stop by Harmony soon. Bring your friends or a date, you won't regret it. 6. Short Description: Most RP servers far and wide have flavor text/description commands that are put in place for players to detail in brief what their character looks like, sounds, etc. Criminal RPs take advantage of this by choosing to not describe their characters. Detailed Description: I know personally speaking to people who have been long-time community members, to admins have expressed their disapproval over players not having descriptions. It's not entirely a needed component to RP but it allows your character to be an individual to others. Non-Criminal RPers don't see much of an issue to this, sometimes they have joke descriptions. But having a description doesn't necessitate that you are a criminal. However criminal RPers can take advantage of this easily. Dressing up in all black or an extremely generic colored outfit and masking up without a description can very easily allow you to commit crimes and get away with them. I find this as slight vergence into powergaming and well just bad RP in general. Not everyone is going to look, sound, and act all the same. People have been easily captured IRL due them being a specific height, they have a limp when they run, or some other crucial feature. Most criminal players I've seen on the server(often are made up of groups of friends who going to be actively using discord or similar) roll around with no descriptions. How will this improve the server: I fully believe that if there is an enforced description policy for all players to come up with a basic description, it could promote healthier RP. Criminal players would now have to effectively RP smarter to avoid getting caught. As it stands my experience and witnessing groups of not-descript people robbing/murdering are often people RP poorly and are mainly here to cause some grief. As well it will help newer RPers or people to the server to make their character stand out more.

  7. Hello there o/ Another thread started deviating so maybe it's better to create a separate one. The main issues seemed to revolve, as often on GTAW, around the concepts of realism, which is why I wanted to bring those. It's... a lot of complex topics, so sorry for the length ? Realism, depth of RP and suspension of disbelief are very different concepts. The 1:1 realism is often the one we see invoked as the end-all-be-all of RP, and a guarantee of quality. It revolves around creating an experience as close to the real world as possible, including (and especially) the more mundane parts. The Depth of RP is another concept altogether - no character starts with an exceedingly deep RP. This is threaded over time, through meaningful interactions with other characters, creating links, stories, interesting challenges, and more. Suspension of disbelief is also a different aspect, most often seen in movies. It can change a lot based on the universe : seeing Superman fly won't make you go "LOL WTF THAT'S NOT LOGICAL!" because as a spectator, you agree than Superman can realistically fly. But if Jason Statham did the same in Fast & Furious 8, you would most likely wonder wtf's going on and question the producer's decisions ? Now, to start with Suspension of disbelief, it usually needs the creators of a given universe, and its spectators, to agree on a common set of rules. In the previous example: Superman can fly, but Deckard Shaw cannot. Most times, those rules aren't set completely in stone, to allow the story to move and evolve, and they're not exceedingly accurate either. Some things that would have been seen as unrealistic in a given movie could appear to be quite fine in the 4th volume of the same series. E.g.: seeing a helicarrier in Iron Man 1 would have seemed quite excessive. In Avengers though, it's amazing, but we can easily accept it. Maintaining that suspension of disbelief isn't that simple, as different publics have different sensibilities. Some are very accepting and will be just fine with people flying in Fast & Furious, they're a minority - and creating a universe based on those peoples' vision is risky, at best ? You also have the opposite end of the scale, with people who will argue that even if on Krypton the gravity blablabla then Superman can't fly and Superman is shit because it's illogical. Again, tailoring your universe to them specifically is doable but will end up in a very niche experience. But for most people, it's a fluid concept - as mentioned in the example of the helicarrier in the MCU movies. Things that don't exist IRL can be accepted if they're "kinda" respecting the established lore, and bring something interesting to the scenario - be it in a movie, series, theater, or in RP. Another example, if I'm a Dungeon Master on a Conan Exiles RP server, and I bring a Helicarrier, it will be a problem. But if I bring a necromancer, it can be accepted : EVEN IF THAT SPECIFIC NECROMANCER DOES NOT EXIST IN ROBERT E. HOWARD'S ORIGINAL WORKS. The necromancer I created does NOT exist "IRL" or in Conan's version of IRL (the original novellas), but within the universe of Conan, a necromancer is perfectly credible. Now, when it comes to realism... There are many things, on the server, that are deemed unrealistic, even though they would definitely not break that suspension of disbelief for a majority of people. And even though they could perfectly exist IRL. They are deemed so, most often because they don't exist IRL. A good example was the gang of Rastafari who went rogue and decided to smite the servants of Babylon. Is it a carbon-copy of an existing RL gang? Maybe not. Is it believable in the scope of Los Santos? It seems it is. There were issues regarding female gang leaders. Is it common IRL? No. Does it make it impossible to believe such a gang could exist, in Los Santos? It doesn't. Some things that don't exist in a 1:1 realism frame can actually be perfectly believable, AND bring interesting novelty and depth to a story. Which leads us to character depth. Many seem to confuse "acting like it's real life at all times" with "character depth". The idea of character depth was developed a long time ago, long before RP was a thing in fact, and there are often key ideas to achieve it. I'll quote Kirsten Koster, who's not my favorite author, but who defined 7 ideas very well - ideas you find across a lot of modern storywriting in novels, movies, and RP. People who want to read them will, but among those we have: "Your character has a job or a hobby? Go deeper". Unlike what some believe, a job isn't the end-all-be-all of quality RP, and in fact limiting a character to that will make for a rather shallow experience. We also have "Don't settle for making average characters who do ordinary things". What's meant here is that if you spend your whole book (or RP) describing your char waking up, going to take a dump, eating, going to work, and heading home, little to no meaningful char development will be achieved. A deep character isn't one /me'ing that they serve drinks several hours a day before logging off. It's a character with quirks, defining personality traits that you remember, specific opinions shaped by their experience, a behavior that changes based on what they go through in RP, and a part that's hard to understand for others. There are many hyperrealistic characters that got created on the server. Their common point is that nobody remembers them after a few months. While some others that could be seen as "less realistic" (like Svetlana "Egorka") are easily remembered AND recognized. So, how does one serve character depth? Well, jobs can be a part of it, I'm not against those, don't get me wrong. My own char's working at a gun range, in part because it's a good occasion for her to practice her aiming after having lost an eye and not trained in a long time. It creates an opportunity for progression along with the customers, some of whom even gave her tips, ideas, with whom she remained in touch. It was an opportunity for development. But just being a cashier wouldn't have been, and I would definitely have gone "lol no". Once more, because there are key questions to ask oneself: - Does this create at least mildly fun opportunities for everyone involved? If at least one person wish they were doing something else, there might be a problem. Unlike what some may believe, other characters are NOT NPCs whose only role is to be props for your own RP. Every player's time is precious, respect it. - Can this create an interesting link, or story in the future? RP is a collaborative experience, and the most interesting parts aren't /me'ing jobs but really developing links and stories with other characters - be it simple things such as friendships or more adrenaline-filled things such as illegal stuff or gang investigations. - Does this completely break any reasonable suspension of disbelief? If there is no fucking way in hell my char would ever do that, there might be an issue. But if it's even mildly possible, then why not? Create good RP, experiment, have fun. Those three central elements are what constitute what is called "Heavy RP" among most communities. Just paying a fine or filling your taxes, or /Me'ing going to the toilet is not heavy RP - in litterature it's actually considered flat and shallow*. The so-called "Heavy" RP is what goes beyond those surface elements, in the complex and compelling development of stories, links, between unique characters with specific motives and personalities. Now... F.A.Q.: - So you think anyone should be able to do ANYTHING? YOU WANT RP TO BE SHIT AND LIGHT!!??!§???!?§?L§?F4JFPMO2J2MPJ32 *seizure* Not really, I did mention suspension of disbelief, didn't I? ? Something like a dude being crushed by a Sandking XL but surviving and running off would be enough to break that. Similarly, someone /Me'ing that aliens are landing would have the same effect. Same goes for a 5'4 kid lifting a wrestler and throwing him away. There is a big difference between having a fluid suspension of disbelief (asking oneself: "could this be credible within the bounds of that universe?") and accepting anything. Most stuff that happens in the GTA V campaign would break said suspension of disbelief, for me (unless the admins decided it's good, of course - then I'd be ok with it). - What if I want to just have that sort of RP where I go to a job and go to sleep??? You want to prevent me! Not at all, feel free. I'm pretty sure I can speak in everyone's name when I say nobody will stop you. The real issue is when you start presenting your own niche interest as a "quality standard" for the entire server, though. - Should there not be police then?? Because most people don't enjoy RP'ing with them! Well, it's mostly because most times, they appear not as a scenaristic tool that affects and changes the course of the action, but as a nuisance interrupting the RP altogether. Being pulled over for an imaginary infraction, while you were heading to RP somewhere, usually leads to a few /mes of a policeman checking your ID and giving you a fine, and you having lost 15 minutes. Quality RP stemming from that is exceedingly rare. Their intervention interrupted the RP you were heading towards, and their enjoyment was obtained at the detriment of everyone else involved - because the players were treated as props or NPCs for their own fun. However, in a situation where illegal RP is involved (murder, drugs, etc.), then the police are an INTEGRAL and ESSENTIAL part of the story! It would in fact be very interesting if they had more tools to locate and oppose illegal activity ? #LessTrafficCopsMoreDetectives More day-to-day interaction could also be interesting. I was RP'ing with... I can't remember her name from the LSPD earlier and it was really interesting. Gave insight on who she is and added to the RP, instead of preventing RP from happening. - AH so you want only fun stuff to happen!!! Well... Yes? It's a game, unlike what some may believe ^^ If I wanted to do mundane stuff like working a 3x8 shift or filling tax forms, or receiving fines... I'd just do it IRL. For those things to be a small background part of the game is fine, but when they become a looming problem that discourages RP, however, it's another whole issue entirely. And also unlike what they may believe, an RP experience can be excessively deep and detailed, AND fun. It doesn't have to be annoying and tedious ? A good example would be on tabletop. If your Dungeons & Dragons DM told you the dungeon is 6 days from where you are, you'll reply "ok, we're starting to walk then!". And if he asks you to describe every step and actually spend 6 RL days Rp'ing the trip, you will most likely kindly ask him to go screw himself ^^ Unless the trip brought some actual value to the RP & stories, there would be no point in playing it in its entirety. *There have been exceptions, but they're exactly that: exceptions. The author had a specific intent behind describing those mundane activities, and did so with a specific style that served the story. A good example is the elaborate description of Bishop Myriel's life in Les Misérables (and even that one is often seen as too excessively elaborate and boring, for many).

  13. Now a days people can use VoIP (Voice over IP) and/or messaging services (I.E. Viber, WhatsApp, Telegram, Discord, Skype etc) via their phone as long as they have cell-reception and an internet access package, meaning you don't have to have a Radio to use it now a-days. Also a few years ago, the US government ( if I am not wrong here ) found out that a group of terrorists who planned an assault used the Playstation Network to message each other. So yes, changing the way radio is used must happen, but completely eliminating it, is wrong. Because even today, civ's can use a radio, but not the current one that we have which covers entire map and has reception from one end of it to the other without issues.

  14. The only way that you can use the name-tag is when you address them in a /me or a /do directly when interacting with them. Otherwise you should ALWAYS use their clothing, scars, tattoos, ethnicity, accent they spoke in, any other defects on them etc. Also /examine & /attributes should be MANDATORY, I always check people to see their appearance and such when interacting with them and maybe 7 our of 10 times it's empty and not even set. I might believe not everyone know how it works, or that you can make several lines of /attributes. Regarding the idea of hiding Name-Tags entirely and adding an ID or manual naming system will introduce a load onto the server and probably instability, as things are we are good, I'd rather have other things fixed and Quality of Life issues resolved along with RageMP pushing updates to fix their client.

  16. Username: FYB6921 Comment: I work at the Banjo String. We offer plenty of hospitable services and we don't water down the whiskey. If you ask me, this review may have been written by someone who's spent too much time in the mainstream clubs and bars of Los Santos. We pride ourselves on well served drinks with wonderful staff and if that comes across as dull? Then the meaning of 'bar' has been construed over the years. This place is popular with patrons who want to unwind and not get a headache from the 'boom boom boom' music of our generation. On the topic of it being 'cookie-cutter', Not all of us have the upfront money for a renovation to make the place better, so we make do with what we have. Thank you for the review, although as a response to it - it certainly could have been done by somebody who was versed in the rock genre and doesn't frequent naff clubs and rave spots for their music and beer fix.

You merely need to be a tiny bit friendly and you'll quickly get to know the people working there and the cornerstones. I'd rather spend my night there than at any club in LS, really. It's... a bit like Cluckin'bell VS. your local burger joint held by that cool dude. The Cluckin'bell will look fancier, and it will be be industrial food, same size for everyone, order quick, pay quick, byebye. The local joint, the cook will know exactly what you like and chat while the meat's heating. I don't mind the first once in a while, but given a choice I'll go for the latter.

  18. GTAW Property Rules & Regulations 1.0 Property Sales/Rentals - For houses & standalone apartments: Upon purchasing a property, the value when trying to sell the property back to the server is cut by 50%. Selling a property is restricted : 0 days to 2 weeks : You cannot sell the house. 2 weeks to 1 month : You may sell the house up to (1 x MP) + furniture price. 1 month to 3 months : You may sell the house up to (3 x MP) + furniture price. (Ex. MP = 150,000 FP = 55,633, SP = 50,000 - Highest buyout = $555,633) 3 months to 6 months : You may sell the house up to (5 x MP) + furniture price. 6 months + : You can sell the house at any price you want. For multi-interior apartments: The pricing is as follows - (3xMP) + furniture price after 2 weeks. Trading properties is not allowed. If caught you will end up losing your property. Please note that this is for houses & standalone apartments. Multi-Interior Apartments (Room X Floor Y) are not affected in this pricing - They follow the regular 3xMP + FP after 2 weeks. Businesses are to follow the 3xMP + FP + SP after two weeks of ownership. 1.1 Property Flipping - Purchasing a property, with the sole intention of selling it once you're able to after the 14 day property lock at a higher price is considered property flipping, and repeat offenders will be punished accordingly. Real estate companies that plan to buy and sell properties will need to get their company whitelisted through Property Management before posting any listings or advertisements with intentions of buying properties to sell them on. Flipping businesses is strictly prohibited. If a player is seen selling a business not long after they acquired through a request, they will be banned the process and will receive admin punishment - such as the sale being reverted and the property taken away without refund. 1.2 Renting to an alternate character - Renting a home to a different character you play on is metagame, and this can result in administrative punishment against the player. 1.3 Purchasing/Renting to steal - Purchasing or renting a home in order to abuse the script and steal items and or sell furniture will be treated as powergaming and script abuse. If you wish to break into a home, you may use /breakin where an admin can observe. 1.4 - Renting & Hiring - You may not rent a property to a different character you play on, this falls under the metagaming rule, as well as the OOC asset transferring rule. The same applies to people who hire their alt characters at a business without PM approval. Purchasing or renting a property in order to abuse the script and steal items and or sell furniture will be treated as powergaming and script abuse. 1.5 - Property Owning - You should consider realism at all times when purchasing properties. It isn’t realistic for your character to own many properties. Owning multiple properties without development and realistic portrayal can lead to Property Management intervention. Being a landlord is essentially a full time job, and for those who can realistically rent out multiple properties, it can be very time consuming with covering maintenance, cleaning, repairs, complaints, etc. Make sure to properly portray being a landlord and create RP rather than see it as means of passive income. Consider how realistic it is for your character to live in certain areas. We want to promote neighborhood roleplay. The following are examples of poor portrayal, and if you do not have appropriate development or reason to live in a specific area, then you may become subject to losing your property: Your character being fairly wealthy, drives sports cars, hangs out in upper-class areas, but chooses to live in lower income areas like South LS (Davis, Strawberry, Chamberlain, Rancho, El Burro). (Failure to adhere to this rule will result in asset seizure and a discussion in regards to your character's background and how to go forwards) Your character works at the city, but lives in Sandy Shores. Your character is fairly poor, but you spent all your starter paycheck money or chose to grind script jobs to be able to afford a house or apartment in an upper-class area. Your character is a young teenager/adult, but somehow has the money to afford multiple cars, lives in an upper class area, but doesn't really reflect being a wealthy individual and works at bars or something similar. Players are limited to two residential properties (including personal property). Real Estate agents and Landlords are limited up to ten residential properties. 2.0 Leases - Leased properties are an alternative to property requests. The key difference being is that you are not an owner, and simply a leaseholder and are expected to pay a monthly fee for the business, office, storage unit. They are also a tool to provide players with an opportunity to roleplay with more creative, or upper class establishments, that they may not have the script money to afford, but their roleplay is to a high standard and they are deemed worthy of rewarding with a unique lease. *If you mapped a leased property's interior and no longer wish to lease it, Property Management can return the furniture worth in full - if you do not mind us using your interior, please do not delete it and reach out to any Property Admin for assistance. The leaseholder is responsible for the property, even if a group/faction run the business. You must have 40 hours of playtime on the character you are leasing with. You will automatically lose the lease if you change your character's name. You must not have recent admin actions. You may not factionize a leased property without consulting PM first. Leases may not be sold or traded with other players. You may not rent out a leased office. Do not lease a business with the sole intention of hiring managers to run it for you. Leased businesses are not meant to be means to a passive income. Any player not interacting or roleplaying around their business will have their lease be terminated without notice. You may lease a property for as long as you want. Leases are paid monthly and should be paid within 7 days of expiring. There is a button on the UCP to extend your lease each month. If a lease is cancelled or terminated, you will not receive a refund. Furniture inside the business must be realistic and in good taste with the type of business If a leased business has a custom interior, you may not make any changes to it without consulting Property Management first. Any items, money or furniture (unless asked to be left) found within the business will be deleted if you do not collect it once the lease ends. If you are going inactive, inform a member of PM to explain the circumstances. Unexplained periods of inactivity lasting longer than 7 days will make your lease liable to termination. You must contact the head of leasing before name changing your character if you have an active lease. You may only lease a maximum of 1 business, 1 office space and 1 storage unit at a time. Factions may only lease 1 of each business type. You may not move or change a lease's purpose. The name can be changed to something more personal/suiting but the purpose of the property must stay the same. (Example: You can't change a restaurant into a club or a cafe into a store.) Failure to abide by these guidelines may result in termination of your lease, or possibly a ban from applying for future leases. 3.0 Business Rules - You may only use a unique item script to create the items you outlined in your shop request, you may not use a business script for pawn shops, or use one to create alcohol or any other items that are obtainable via other scripts or methods. However, business owners may request a blank business script if necessary. The blank business script offers no benefit other than staff management and the ability to create a vehicle garage. Businesses are expected to uphold a high level of roleplay from the very moment they are requested/acquired, to the moment they close down. The manager(s) of a business are responsible for the RP standards of their employees, and we expect business managers/owners to be enforcing higher standards and guide their employees both on an IC and OOC basis if needed. Businesses owners and employees need to also consider how time consuming running a business can be, or even working at one. You should refrain from running multiple businesses at once, and should also refrain from developing a business too quickly and branching into unrealistic avenues. Examples of this are as follows: Trucking companies that show a lack of RP when delivering components to businesses. Mechanics that provide minimal RP when modifying other players’ cars. A nightclub owner has several successful openings, so they decide to branch out into other lines of business and try to invest into a completely different avenue such as a vehicle dealership. Owning/running multiple businesses of different types 3.1 Free Drinks/Items - Items are not to be handed out to players for free, especially for a nightclub/bar. This will be met with immediate discussion and possibly administrative punishment. 3.2 Custom Business Script & Usage of /createitem - You may not use this command in your business, in the following situations: Creating an alcoholic drink (either source it from a brewery or use /createdrink if applicable) Creating items outside of the concept of your business. Creating items for less than they are being sold for i.e, if you sell a necklace for 20k, you must create the value as 20k. If you are creating assets OOC for use in Menyoo/SP (Single Player) and so forth, you must still create the item scriptly in game on purchase. Abuse of the above may result in your business being revoked. 3.3 Business Script Reselling - The following types of scripts are not to be resold on the free market: Trucking General Stores Dealerships If a player no longer wishes to continue operating a business using one of these scripts, they can contact Property Management for assistance. Businesses may not change from what they were originally requested as without contacting Property Management first e.g. changing a business from a cafe to a nightclub. 4.0 Inactivity - Player’s properties can be a commodity to the server and inactivity will result in the property being returned to either the server or Property Management. Player's are able to submit a hold request on the UCP in order to protect their property against inactivity checks. Property Management will hold player's assets (properties) for a maximum of 3 MONTHS. Due to the evergrowing playerbase, it is important that properties are not left and forgotten, after 3 months, the properties will be released to the market if they have not been claimed. It is the player's responsibility to reclaim their held properties once returned and at a stable activity level. Should the activity on the character be below the minimum requirement, the player is subject to the inactivity script. Refunds are not included if lost. The current inactivity timer is: 14 DAYS. To prevent the system from wiping your properties you should have the following: • 3 hours of playtime in the last 14 days. • 3 hours of playtime in the last 30 days for players with an active Platinum Donator Status. The playtime hours is subject to change because of holidays and will be announced primarily in the Property Management Discord and also the GTA:World Roleplay Discord. DO NOT log in for the sole purpose of retaining your properties. Inactive properties are subject to be reported for extensive periods of inactivity, the owners will be notified via the UCP to pick up activity, however, should that not happen, the properties can be removed without a second warning. Player's have avenues of security during periods of inactivity with the following resources available to you: • Player's may use /vacation to prevent property loss for a month (30 days). There is ONE vacation token per year (meaning it's a one-time use coupon). • Player's are able to submit a hold request on the UCP. • Player's properties will be held for a maximum of THREE MONTHS unless exceptional circumstances are expressed. If a player loses a property, Property Management can do some of the following: • Houses WILL be returned ONCE. • Should a property be lost to inactivity, players may NOT request a refund request for the FP(Furniture Price). • IF a player buys their own lost property back from the market, the FP(Furniture Price) WILL NOT be refunded. What happens to a property is the player gets banned? • Should a player be BANNED permanently, Property Management WILL NOT return the property nor hold it for you. • Should a player be UNBANNED with one of the following: A successful Staff Report The ban was overturned Property Management will and can return the properties back, however, this is all to occur within a respective time frame. IF the staff report takes a month, Property Management will consider that upon request of the property return. • Should a player be CK'd(Character Killed) and it was justified, Property Management WILL NOT hold or transfer the property for you. If you're wanting to pursue a property on a new character, please find yourself at the Asset Transfer Board. • Should a player be CK'd(Character Killed) and has been successfully appealed and reversed, Property Management is obligated to return the properties back. Apartments/Standalone Apartments/Market Houses Should a player lose one of the above properties due to inactivity, any Property Management member may handle, it is to the player's discretion as to which member they approach. It is advised to contact them via the Forums for documentation purposes. If the property is unowned, Property Management WILL NOT return the property or contents of the inventory. This goes for the owner and tenants. If the property is purchasable, player's may re-buy their lost property. Inventories are and will be wiped if lost to inactivity. Any refund request for the above will be denied. Once a property is removed by inactivity, an automatic refund for the MP(Market Price) is conducted. You will not receive a refund for FP(Furniture Price). If a property is already owned by another player, Property Management WILL NOT return it to the player that has lost it, unless for expressed exceptional circumstances. Faction Properties Should a player lose one of these, the player is encouraged to contact any member of Property Management and include the respective handler of the faction. Faction Property loss will be discussed by Illegal Faction Management/Legal Faction Management in a case by case scenario as this effects more than one individual. Why did you lose your property in the first place? You haven't reached the minimum required playtime to maintain your property, therefore, the script sweeps through all properties checking for activity, ergo, if the minimum is not met, the property will be taken and returned to Property Management or returned to the server market. What can you do? • It is encouraged to contact a member of Property Management via the forums as soon as you notice the property missing. • Report the issue to a member of Development if it pertains to an issue with /vacation or the holding requests via the UCP. • Include your character name and the property name in the message along with the date and any evidence you may have. • Utilise the UCP to submit a hold request for your properties. If it is a lease, you can pay in advance. Discouraged Behaviour: • We discourage transferring the property to a friend to hold it for you. If said friend loses it to inactivity it WILL NOT be returned. Use the above avenues to secure your property. 5.0 Faction Properties - A property is considered a “faction property” if the property is essential for the faction's roleplay, that property will then become considered a faction property by Property Management’s standards. Pending factions may not request properties until the faction thread has been approved by FM. If the property was requested solely for the purpose of the faction, and the faction closes then that property will be removed from the faction as it closes down. You may not continue to run the property without approval from Property Management. Factions can only request a maximum of 2 essential business properties, and may not request anymore without further discussion with Property Management. For example, a faction that owns chop-shop and a clubhouse can not ask for a warehouse. If absolutely necessary, permission may be granted to acquire more. However, owning smaller businesses is fine although it'll be restricted depending on how many a faction owns in general. We'd rather you utilize what you have rather than attempting to grab properties that will never or rarely ever be utilized. 6.0 Business/Property Requests - Businesses and Properties may be requested through the UCP and you must show that you have put time and effort and thought throughout the request. Should you struggle with what to start with a guide has been included below which provides all the information Property Management would like to see in a players request. There is no word requirement for requests, it is down to the player as to how much they wish to write - the above guide is just to provide pointers of starting points should they want to use it! Repeatedly sending in requests can result in a Property Request Ban which prevents you from making future requests. While Property Requests are open, you are welcome to either re-apply should your request be denied, or appeal the denial. Do not contact members of Property Management to ask how long your request is going to take. Request handling time may vary, from days to weeks, however, Property Management endeavour to handle the request as rapidly as possible. You may ask about the status of your request if it’s pending Property Management response and you haven’t heard back from us in a couple days. SmartTPs are currently requested on the UCP and we approve smartTPs for doors and for the TP to get approved there must be a clear door that matches both the inside and outside of the property, or match up to where you intend to have the entry/exit points. 7.0 Stash Notes - The use of the stash note system (/stashinfo) is to realistically place items around one’s home for the /breakin system and prevent easy theft. If these are found abusive by the administrative team, they can and likely will be ignored and placed around the home by the administrator handling the break in. Your /stashinfo should also reflect what is actually mapped in, and physically visible. If the player fails to place any stash notes, the administrator will place the items around themselves in order to give the home a more realistic feel to it. 8.0 Breakin System - When players are roleplaying their break-in, they should be roleplaying urgency. Most break-ins in real life take no longer than 10 minutes, and we want to reflect that in-game. Taking too long may lead to the handling admin to take the situation into their own hand, and it will be their right to NPC anything appropriate to interrupt the break-in. Players should be courteous of admins, as this does remove an admin from their own roleplay in order to ensure a player is not powergaming or metagaming anything during a break in. This means that nothing should be done with a single emote, spamming an admin for an answer, or just running around and spamming one liners. Breaking into the property should be realistic, it’s unlikely that every single criminal is a mastermind that knows how to lock pick a door, or strong enough to kick down a door. If the property does not have a backdoor scripted in, then it's to the handling admin's discretion if they want to allow you to enter from that door. 9.0 Property Mapping - Custom mapping requires a lot of trust between the PM team and the player's property. If you map your own interior, or modify an existing interior with furniture/props then we ask you to do so realistically. When mapping you MUST stick to the following: The interior must match the exterior of the building as closely as possible (we give a single length of wall leeway to interior size, but don't abuse this) There must be windows/doors on the interior that match the exterior's windows/doors The interior must match the general atmosphere of the surrounding neighborhood (e.g. don't make a high-end nightclub in South LS). The mapping itself must have a realistic structure and features You may not map exteriors within your property (e.g. mapping balconies or outdoor seating inside your property) Basement's should be rare, so mapping a basement will require approval from PM beforehand Facilities mapped in the property should be sensible (no pools/sauna's in apartments, panic rooms, armory's) without prior PM approval. Apartments are restricted to single floors only. Some default interiors may be set in certain apartments already and have two floors. These will be changed over time and will not be granted. Apartments with two floors may be wiped by PM, unless approval has been given. Failing to stick to these guidelines after discussion with PM, may result in the interior being wiped or the property being revoked. Repeatedly breaking this rule may result in you being banned from requesting custom interiors for your properties. The current owner of the property is the one who is responsible for the mapping or any property concerns or issues. When contracting a property to a mapper, you are required to pay the mapper for their services. Failure to do so will result in the interior being requisitioned or replaced by a different interior. If you're caught doing this maliciously, punishment will be issued against the player. It is prohibited to conduct any kind of furniture scam as it falls under rule 10 (Robbing & Scamming) unless there is an approved IFM scheme and PM approval. Platinum donators are allowed to place up to 15 objects outside their property, the objects must remain INSIDE the property area and must be realistically placed and used. This system is here to place some outside tables, plants, trees, etc. You are not to add walls and fences that would otherwise give you a combat advantage in a faction war, nor are you to create a new building using these items. Excessive exterior mapping will be removed by PM without warning. 9.1 Property Mapping Commission Fees As a standard, mappers are not to charge any more than the total price of furniture + 250% of total furniture worth as payment for any project. To avoid any mishaps; players and mappers alike are urged to come in contact with anyone from Property Management - be it a mapper or an admin - for assistance and guidance on what is considered an acceptable rate. There is rarely a reason to charge any extravagant amount over the furniture worth. This is to be regulated by Property Management so any mapper attempting to charge more than 250% of furniture worth should be reported to Property Management admins. Example: Furniture worth is $100,000. The mapper could only charge the service a maximum amount of $250,000 for their work excluding furniture cost. The total cost to the client would be $350,000 because that includes furniture costs. Exceptions to this rule may be made in rare circumstances. To request an exception, submit a forum PM including the property ID, proposed rate and furniture worth (estimate if not completed) to @Selena. She will discuss this with the team and get back to you. *Placing random, expensive furniture and hiding it in places will result in admin punishment within the admin's discretion. 9.2 Mapping process agreement During the process of a mapping project, the mapper themselves is responsible and open to drop a project at any time, for any reason, for no commission and a refund of the FP spent. A mapping player should notify the owner of their intent to withdraw as soon as possible, or notify of any time constraints that may otherwise delay the project. Mappers can be difficult to find and it is a common courtesy to work closely with the owner. A mapper willing to withdraw will need to notify the other player of their intentions immediately, including the intention to remove the mapping done, should they wish to remove it. Should the mapping be removed, a refund of the total FP has to be made to the mapper. If no agreement is reached, contact @Selena and @Oxygarum . Once a project is complete and paid for, this is no longer the case and will lead to administrative punishment if the mapper decides to remove the mapping on their own accord. A mapper is responsible in keeping a tab on their expenditure during a project, and is expected to confirm their rate of commission at the start of a project. If they change the rate at the end of the project, the paying player is not expected to have to agree. A mapper may face administrative punishment for continued incidents whereby they delete interiors due to disagreements with hiring players. Steps should be taken to mitigate this with respectful discussions. Mapping requires a degree of common courtesy from both sides. Mappers willingly put time and effort into projects they may be hired for, and so the wishes of the property owner need to be respected in the mapping plan. Similarly, the owner needs to be open to suggestions from the mapper as they may have more experience on what could work or not, in views of reaching a common ground where both mapper and owner are satisfied with the outcome of the project. If there are disagreements or concerns during the mapping process, reach out to @Selena and @Oxygarum 9.3 Reporting a mapper There may be an occasion where you feel a mapper is breaking the rules, for one of many possible reasons. You are able to report the mapper directly to PM by sending a forum DM to @Selena and @Oxygarum, who will investigate. This applies to all mappers, both on the server mapping team and private mappers. Please follow the following format for such a report: 10.0 Dealerships - 10.0 Dealerships Dealerships may be audited by Property Management to verify adherence to the guidelines specified below. Any violations can result in the removal of said dealership and/or administrative punishment depending on the severity. Vehicle Occupancy Requirements These requirements will be specified by PM once the property is conditioned. Current Dealerships (09/MAR/2023) are not held entirely accountable to these new rules immediately, however, should do their best to fulfil the requirements of said rules in a reasonable timeframe. Small Dealership - 10 spawned and 15 owned. Medium Dealership - 20 spawned and 25 owned. Large Dealership - 40 spawned and 45 owned. Sale Expectations Property Management expects Dealership lots to roleplay realistically and with that we expect you to incorporate various documentation as described below. It is not a must to create the item, but it is expected this is roleplayed correctly. Property Management wishes to uphold quality surrounding this area of roleplay as such your dealership may be audited, we advise you try to keep as much information as you can pertaining to: Certificate of title Vehicle registration paperwork History report Time/Date of sale Vehicle Tax Odometer reading Vehicle Upkeep Vehicle maintenance and customer service must be done on each vehicle. Screenshots may be requested when audited by Property Management. This maintenance includes washes, checking vehicles interior/exterior, engine checks, tire pressure, and other basic checks. If the dealership is ran off a budget or is a lower-quality dealership by design, we would not hold you to the upkeep requirements. Example, if you're selling upper-class luxury vehicles, Property Management expects the above to be met. Vehicle Miscellaneous • It is imperative that the inventory matches the location of the dealership. An automobile dealership located in Sandy Shores should not sell luxury cars. • Dealership owners are fully responsible for the sales that occurs within the business, if wrong-doing is found out such as abusing the vehicle tax system, the owner of the dealership is held accountable. • Dealerships can only sell via the script and not in a way that circumvents tax. • It is critical for a dealership to have a sufficient number of employees. An automobile dealership with 40 vehicles cannot be operated alone. A minimum of four staff members should be provided in this scenario. • Employees within said dealership should be varied in type. In addition to sales other examples include: automotive service technicians, lot managers, and customer service representatives. Delearships will not be given a mechanic script, please utilise in-character contracts with existing businesses. • If a potential buyer requests a test drive, they must be accommodated. 11.0 Vehicles & Vehicle Leases - 11.0 Vehicles & Vehicle Leases Any sales involving the transfer of ownership of a vehicle may not use any transfer method other than /sellvehicle to avoid the tax, as it is considered script abuse. If the buyer is willing to buy a vehicle for over the maximum price the script allows for, then they may pay the rest through whatever method. This includes and it’s not limited to: • Selling a vehicle for $6 and /transfer or /pay the sum of the sale. • Trading a vehicle + cash for $6 and giving the cash through /transfer or /pay. The “cash on top” has to go through /sellvehicle. • Trading cars with no cash (Swapping vehicles) can be done by /sellvehicle for $6 on both ends. If more money is found to be transferred during this, the player will be punished according to the unauthorized asset transfer punishments, or at the handling admin’s discretion. • Vehicle Dealerships found to abuse the script to avoid the tax will be liable to have the business revoked without warning and the according punishment for the rulebreak. Vehicle Leases The ability to lease vehicles is not much different from property leases; they are meant to be a tool for your roleplay, whether due to affordability or the fact that the vehicle is unique. Characters with a criminal record, especially vehicular, will not be considered vehicles that are classed as unique, sportscars or luxury. Gaining a criminal record by evading, by using a vehicle that is leased from us, will result in it being terminated without warning. Characters, especially ones requesting vehicles for their business, may request as many vehicles as they wish, so long it is realistic. Always try to justify your assets in your request, otherwise it'll be denied. 12.0 Business Vehicles - 12.0 Business Vehicles Businesses that have the opportunity to become a faction and opt to remain a business may request business owned vehicles (not leases) just as factions would after 6 months of the following being met: No reports on your business - if there are reports, then they have to be ruled as insufficient, invalid, inadequate etc. No reports on roleplay concerns/portrayal. This allows businesses to request the likes of Armored vehicles, trucks and so forth. 13.0 Namechanges/Character Kills - 13.0 - Character Kills If you have a pending request and are awaiting a verdict, and during that time, your character is CK'd (Character Killed) through natural roleplay, your pending request will be denied. This is because the character you initially applied for no longer exists, rendering the application obsolete. If, through a success appeal, your CK (Character Killed) is overturned, your application CAN and WILL be re-opened upon request. 13.1 - Namechanging with a pending request If you have a pending request and wish to change your character's name for any reason, your application is subject to denial. This is because the request no longer aligns with your new character. If you wish to pursue the same concept/similar concept, an entire new request is REQUIRED. 13.2 - Namechanging whilst owning a property/house/lease If you decide to namechange your character that has one of the following: House (Property Management Requested) Property Lease/Leased Vehicle You can refer to our points of contacts and request the above to be transferred over to your new character. However, this will be evaluated on a case-by-case basis. 14.0 General Requirements - 14.0 Activity Whilst the title of the rule implies there is a requirement, Property Management is not expecting you to have hundreds of hours a month to obtain a desired avenue of roleplay. Property Management expect to see consistency across the last 3 MONTHS. If you request a property/house/lease and your activity is below 20 HOURS on average per month, without explicit explanation, then the request can be subjected to denial. If your activity has dipped for a specific reason, please provide a brief explanation in the 'Additional Notes' or 'Comment on the request' section. We understand that some situations may be sensitive and personal, so a general mention of the reason will suffice. 14.1 Admin Record - You must strive to maintain a stable administrative record and avoid recent punishments. If you have received a punishment within the last MONTH (1 month), your application may be subject to denial. However, not all punishments warrant a denial. Denials will primarily be based on the severity and nature of the rulebreak. This does not mean that a serious punishment will be overlooked; it will be taken into consideration. If there is a gap between the time of your application and the punishment, the same principles apply. It will be kept in mind during the review process. 15.0 Landlord Rules & Regulations - 15.0 - General Property Rules • The Landlord will own the complex in which you can rent, however, upon agreeing to tenancy you (the tenant) will NOT be able to sell or rent out your apartment to someone else (another player), thus, it will be FULLY CONDITIONED. This means once you relinquish your tenancy, it will return to the Landlord. • Properties CANNOT become "factionised". • All properties have a shell that the landlord has designed and PM has approved. The shell of the apartment is not to be edited by the tenants, however, with PM (Property Management) approval, the landlord may change the shape and size of their property. If the tenant wishes to remap anything within the shell, they must get the landlord's approval to do so. Landlords will be given the option to save their original mapping prior to the tenant remapping it. • Should the tenant wish to engage in "Property Destruction" in terms of an IC (In Character) event, the tenant should seek approval from any Admin and should follow Rule 11 - Property Destruction found in the server rules. • Notify Property Management via the ticketing system in our discord: (INVITE LINK HERE) should you intend to NC/CK, see below for further information: If you are a LANDLORD, you MUST reach out to PM (Property Management) and inform us of your intent to NC (Name Change), or if you are CK'd (Character Killed). If you are CK'd (Character Killed) IMMEDIATELY contact PM (Property Management) so the property may be held temporarily while deliberations are ongoing i.e. Appealing the CK (Character Kill). If you are a TENANT, you MUST reach out to your landlord to inform them of your intent to NC (Name Change) or if you are CK'd (Character Killed). As aforementioned, if you are CK'd (Character Killed), immediately contact your landlord to inform them of the CK (Character Kill) so that you may deliberate with the landlord about staying as a tenant or whether the tenancy is terminated. • As a landlord, you can only own 1 (ONE) property to rent out at a time. • If you lose the property to inactivity you will not get it back unless for exceptional circumstances. 15.1 - General Landlord Rules • Apartments inside your property CANNOT be sold ONLY rented. • When renting out apartments, you (the landlord) must provide a reasonable price. If a ridiculous price is reported i.e. $100,000p/m (Per Month) or p/w (Per Week), Property Management will action your complex and you will be subjected to administrative punishment. • Focus on roleplay rather than income, offer jobs, maintenance, electrics, evictions, engage with your residents, etc. • Reach out to Property Management for support SHOULD you need it. • You CAN NOT involve your alts in renting a place you manage. Worth noting that Property Management will be conducting periodic checks for activity in game. Rules are subject to change as the feature evolves.

  19. More portrayal of the LAPD in general. The concept of "that's not fun, this is a game" is outdated. Roleplay is replicating real life and enjoying it. The faction needs to get up to date with what roleplaying in 2019 is all about in my opinion, but I have noticed improvement lately. Although I still believe that bad roleplayers need to be taken care of more. Less "detailed /mes make you a good roleplayer" and more "showing genuine emotion, development and realistic portrayal of an LAPD officer makes you a good roleplayer." The most minor details can make the faction much more immersive, and most importantly more satisfying to roleplay with. Some minor things that could help immersion and make the faction feel more like a real police agency based in a city like Los Santos: Making Lieutenant I/Lieutenant II supervisory ranks instead of command Creating Captain I, II and III ranks with different available assignments. Officers don't need to go from I, to II to III, they can skip some paygrades and then go straight up to Commander afterwards, so it shouldn't much of a big deal - that typically happens in another server I play. An officer could go from Police Sergeant II to Police Lieutenant II, it depends on their assignment. Refering to paygrade upgrades as upgrades, not promotions, downgrades as downgrades not demotions. A Promotion is a rank group change update. For example, Police Officer III+1 to Police Sergeant I is an upgrade, so's Police Sergeant II to Police Lieutenant II, but Police Lieutenant I to Police Lieutenant II is an upgrade, so's Captain II to Captain III, but Captain III to Commander is an upgrade. LAPD callsign system update (http://watch-command-1142464325.us-east-1.elb.amazonaws.com/lapd_manual/volume_2.htm#068) So instead of 2-LINCOLN-1, it'd be 20L11, meaning 20 Lincoln 11. The LAPD frequently abbreviate their callsigns over their rovers. This is because where Mission Row is in the LA counterpart is in the Olympic Area, which callsigns begin with 20. Remove boxing and using your cruiser as roadblocks. These are very outdated tactics and only used by tactical units in BEARCATs nowadays. A few small agencies box, but the LAPD most certainly does not. Remove HSIU. A department like the LSPD doesn't have that sort of money. Use more AIR units and start using tracking mode. Less roleplay focus on detailed /mes and more on character portrayal and development. More realistic radio policies in general. Less "code 0", more "officer needs help". I've got a lot of other things I can come up with but I'll likely post these as suggestions if I were to get into the faction when my ban expires. On the contrary, I'll mention some positive things. I've had a lot of positive discussions on the Discord lately and this has motivated me to want to help this faction. People seem genuinely respectful there. Me and @CloutToken want to publicly apologise for coming off as hostile - that wasn't our intent but I've cleared this up with Smokey. Me personally, I've noticed a great change of mindset of a lot of people in the faction. There seems to be more roleplay focus going on already, especially with the whole custom cruisers and everything. The faction seems to be going in the right direction. Edit: Something I forgot to mention: Captains shouldn't be patrolling as an everyday thing. Captains do hit the streets but it's not common. They might finish their paperwork and decide to get on duty, but it's really not a common thing. Captain+ should be given an alternative account to have as their main patrol character.

  20. This is the Del Perro area where the new apartments that were added yesterday are. I don't know who said it wasn't realistic but they've clearly never lived in an actually city before. Yeah in the suburbs, if your car is parked illegally somebodies gonna tell you and give you a chance to move it but not in the city. One time I was working on a project in the heart of downtown. About twenty five of us were sitting in the space when someone ran in screaming "The tow truck is coming!" Because they had seen the cop calling the company. We all scrambled to move our cars. It wasn't the cop that gave us the heads up, we were just lucky enough to have had someone spot the cop. In my area there is a city park where a lot of people my age like to hangout in the summer, the streets surrounding it have meters and there are a few pay lots on site but Multiple times I've parked in a massive public lot about 9 blocks away. I park in that lot because I don't have to pay and I know I won't get towed, also I know security won't be an issue as it next to major road way with cops passing every few minutes. The only issue? 6 of those 9 blocks is a pretty harsh neighborhood at times. I have am forced to run the risk of being in a dangerous situation in order to avoid getting a parking ticket.

  21. Parking Laws. I think The PD need to start enforcing parking laws more actively, maybe even going as far as assigning more officers to parking enforcement or creating an entire team for it. Why? three reasons. 1. The amount of illegal parking is.. idiotic. Lets be real, We don't have AI, there are PLENTY of real parking spots in every corner of the map; some may be a bit of a walk but that is life. You don't just get to park where ever you want on the side of the road or on the sidewalk. Cars should be getting tickets, boots and tows. 2. Spreading out the urban sprawl. When a night club opens, people tend to try to park as close as possible, for the most part people assume they won't get tickets or tows. But if the threat of losing your car for parking wrong was real, people are going to park where ever they can find "Legit" parking. This leads to a larger of the map being used for RP. 3. You would be increasing the chances for dynamic RP. Most of us have gotten a parking ticket or a tow, its a part of life and it sucks. Your creating RP for everyone and more Civilian/PD Interaction. You also increase the distance needed to travel and the area where your officers need to effectively patrol. Look at the picture below: Green Stars = Businesses or RP hotspots (I probably missed a bunch) Purple Check marks = Where people live. Blue areas = Areas with public or available parking. Red Areas = Where people illegally park. So lets look at Vespucci. People like to park as close to the action as possible. This means people block access roads, go around traffic blockades to park on the walkways or illegally park on the curb or in narrow streets; blocking them. They do all this even though there is tons of public lots around the area. Many homes with personal parking are also within walking distance of many of the hot spots. If PD enforced parking laws, how would that effect the different styles of RP? Civilian: Introducing a new fear for Characters, especially if they have a nice car which they might not want to see impounded. More police interaction, there is nothing that feels quite like the dread of seeing your car about to be ticketed or towed. Civilians might choose to park a bit farther away or leave they're vehicles at home all together if they don't want to deal with the hassle. Criminals: Its kind of hard to commit crime when everyone is standing within the same 200 square feet. Forcing characters to use the real parking lots by way of parking tickets means that characters have to spend more time on foot between their vehicle/home and their destination. This allows more chances for robberies, car thefts and other illegal activities. PD: Beside the previously stated interactions with Civilians and the action of actually enforcement of the parking laws, It'll force them to patrol a larger area. If more the a block or two of Vespucci is being used at a time then the PD have more area to patrol that actually has the potential to produce actual RP.
