[Contract] - Architecture / Refurbishment - ULSA University

ULSA University is seeking to award contracts for the complete renovation and refurbishment of it's Library and Training center buildings.

 

The buildings at ULSA University are among the oldest, most prestigious and easily recognizable in all of Los Santos. We therefore require a team of architects and construction teams dedicated to a renovation project truly worthy of some of our cities most historic buildings.

 

ULSA Library

The work will include renovation of the front portion of the Main Library building, including but not limited too:

  • Transformation of the reception area into that of a modern University.
  • Complete Refurbishment of the University Library
  • An overhaul of the administrative annex
  • Refurbishment of several class rooms within the library building.

 

ULSA Training Center

A second contract is also available to refurbish the ULSA Training center

  • This will include complete refurbishment and transformation of a Lecture hall
  • Modernization of several class room and meeting room areas.

 

Requirements

Prospective architects will have the ability to demonstrate:

  • A history of interior refurbishment, preferably on large scale projects.
  • A resume of previous work. References are a plus.
  • Demonstrate a dedication to delivering projects; on time, on cost and to an excellent standard.

 

Selection process

Prior to contractual signings, ULSA University reserves the right to terminate and end any negotiations without notice or warning.

 

Stage 1 - Contact Details / Registration of Interest

Any party seeking to win contracts for some or all of the above work should initially contact Chancellor Sophia Hamilton (forum: Sotario) or Union President Alyssa McCarthy (me), who will confirm details of intent, perform an initial assessment and approve such a party to the next stage.

 

This may also include further interviews and a demonstration or display of existing construction / architectural work.

 

Successful parties will then be forwarded onto stage 2.

 

Stage 2 - Design submissions and offerings

Parties seeking to win contracts will:

  • Supply designs and schematics for the internal work which will undergo an approval process.
  • Supply initial costings for the intended work.
  • Supply timescales and start dates for the intended work.
  • Supply initial quality standards for the intended work.
  • Provide an initial risk assessment of work to ULSA staff overseeing and leading the project.

 

Stage 3 - Offer in Principle

ULSA will review prospective portfolio's provided in stage 2 and a review board within the University will agree initial contractual offerings to parties in the form of an Offer in Principle (OIP).

  • This may include offering a full contract of all the offered work by the third party.
  • This may include a part offering (e.g. a contract to complete a single wing of the refurbishment or a set number of rooms).

 

Stage 4 - Agree Contractual obligations

Once the OIP has been accepted by both parties, contractual obligations will be drawn up and agreed by both ULSA and involved parties.

  • This will include financial compensation and commitments by ULSA for the work that is being requested and how and at what intervals payments will be made.
  • Include penalty clauses for failing to deliver on time.
  • Include penalty clauses for failing to achieve quality standards.

 

Stage 5

Execution of agreed contracts
