Comment: You proved the point. 3x market value for a property that is, well, the definition of Market Value. To ask again, what have you done to mark the property worth 3x more than value?

Comment: Other than that there won't be more points to be proven nor discussed. It wouldn't make any difference if there was an additional $200.000 added to furniture/renovations and calculated on top of the asking price. If you're interested, don't hesitate to reach out privately.
