GTAW Property Rules & Regulations

 

1.0 Property Sales/Rentals -

For houses & standalone apartments: Upon purchasing a property, the value when trying to sell the property back to the server is cut by 50%. Selling a property is restricted :

 

  • 0 days to 2 weeks : You cannot sell the house.
  • 2 weeks to 1 month : You may sell the house up to (1 x MP) + furniture price.
  • 1 month to 3 months : You may sell the house up to (3 x MP) + furniture price. (Ex. MP = 150,000 FP = 55,633, SP = 50,000 - Highest buyout = $555,633)
  • 3 months to 6 months : You may sell the house up to (5 x MP) + furniture price.
  • 6 months + : You can sell the house at any price you want.

 

For multi-interior apartments: The pricing is as follows - (3xMP) + furniture price after 2 weeks. 

 

Trading properties is not allowed. If caught you will end up losing your property.

 

Please note that this is for houses & standalone apartments. Multi-Interior Apartments (Room X Floor Y) are not affected in this pricing - They follow the regular 3xMP + FP after 2 weeks. 

 

Businesses are to follow the 3xMP + FP + SP after two weeks of ownership.

 

 

 

1.1 Property Flipping -

Purchasing a property, with the sole intention of selling it once you're able to after the 14 day property lock at a higher price is considered property flipping, and repeat offenders will be punished accordingly. 

 

Real estate companies that plan to buy and sell properties will need to get their company whitelisted through Property Management before posting any listings or advertisements with intentions of buying properties to sell them on.

 

Flipping businesses is strictly prohibited. If a player is seen selling a business not long after they acquired through a request, they will be banned the process and will receive admin punishment - such as the sale being reverted and the property taken away without refund. 

 

1.2 Renting to an alternate character -

Renting a home to a different character you play on is metagame, and this can result in administrative punishment against the player.

 

1.3 Purchasing/Renting to steal -

 Purchasing or renting a home in order to abuse the script and steal items and or sell furniture will be treated as powergaming and script abuse. If you wish to break into a home, you may use /breakin where an admin can observe.

 

1.4 - Renting & Hiring - 

You may not rent a property to a different character you play on, this falls under the metagaming rule, as well as the OOC asset transferring rule. The same applies to people who hire their alt characters at a business without PM approval. 

 

Purchasing or renting a property in order to abuse the script and steal items and or sell furniture will be treated as powergaming and script abuse.

 

 

1.5 - Property Owning -

You should consider realism at all times when purchasing properties. It isn’t realistic for your character to own many properties. Owning multiple properties without development and realistic portrayal can lead to Property Management intervention. 

 

Being a landlord is essentially a full time job, and for those who can realistically rent out multiple properties, it can be very time consuming with covering maintenance, cleaning, repairs, complaints, etc. Make sure to properly portray being a landlord and create RP rather than see it as means of passive income. 

 

Consider how realistic it is for your character to live in certain areas. We want to promote neighborhood roleplay. The following are examples of poor portrayal, and if you do not have appropriate development or reason to live in a specific area, then you may become subject to losing your property:

  • Your character being fairly wealthy, drives sports cars, hangs out in upper-class areas, but chooses to live in lower income areas like South LS (Davis, Strawberry, Chamberlain, Rancho, El Burro). (Failure to adhere to this rule will result in asset seizure and a discussion in regards to your character's background and how to go forwards)
  • Your character works at the city, but lives in Sandy Shores.
  • Your character is fairly poor, but you spent all your starter paycheck money or chose to grind script jobs to be able to afford a house or apartment in an upper-class area.
  • Your character is a young teenager/adult, but somehow has the money to afford multiple cars, lives in an upper class area, but doesn't really reflect being a wealthy individual and works at bars or something similar.
  • Players are limited to two residential properties (including personal property). Real Estate agents and Landlords are limited up to ten residential properties.

 

2.0 Leases -

Leased properties are an alternative to property requests. The key difference being is that you are not an owner, and simply a leaseholder and are expected to pay a monthly fee for the business, office, storage unit. They are also a tool to provide players with an opportunity to roleplay with more creative, or upper class establishments, that they may not have the script money to afford, but their roleplay is to a high standard and they are deemed worthy of rewarding with a unique lease.

*If you mapped a leased property's interior and no longer wish to lease it, Property Management can return the furniture worth in full - if you do not mind us using your interior, please do not delete it and reach out to any Property Admin for assistance.

 

  • The leaseholder is responsible for the property, even if a group/faction run the business. 
  • You must have 40 hours of playtime on the character you are leasing with. 
  • You will automatically lose the lease if you change your character's name.
  • You must not have recent admin actions.
  • You may not factionize a leased property without consulting PM first.
  • Leases may not be sold or traded with other players.
  • You may not rent out a leased office. 
  • Do not lease a business with the sole intention of hiring managers to run it for you.
  • Leased businesses are not meant to be means to a passive income. Any player not interacting or roleplaying around their business will have their lease be terminated without notice.
  • You may lease a property for as long as you want.
  • Leases are paid monthly and should be paid within 7 days of expiring. There is a button on the UCP to extend your lease each month.
  • If a lease is cancelled or terminated, you will not receive a refund.
  • Furniture inside the business must be realistic and in good taste with the type of business
  • If a leased business has a custom interior, you may not make any changes to it without consulting Property Management first. 
  • Any items, money or furniture (unless asked to be left) found within the business will be deleted if you do not collect it once the lease ends.
  • If you are going inactive, inform a member of PM to explain the circumstances.
  • Unexplained periods of inactivity lasting longer than 7 days will make your lease liable to termination.
  • You must contact the head of leasing before name changing your character if you have an active lease. 
  • You may only lease a maximum of 1 business, 1 office space and 1 storage unit at a time.
  • Factions may only lease 1 of each business type.
  • You may not move or change a lease's purpose. The name can be changed to something more personal/suiting but the purpose of the property must stay the same. (Example: You can't change a restaurant into a club or a cafe into a store.) 

 

Failure to abide by these guidelines may result in termination of your lease, or possibly a ban from applying for future leases. 

 

3.0 Business Rules -

You may only use a unique item script to create the items you outlined in your shop request, you may not use a business script for pawn shops, or use one to create alcohol or any other items that are obtainable via other scripts or methods. However, business owners may request a blank business script if necessary. The blank business script offers no benefit other than staff management and the ability to create a vehicle garage.

 

Businesses are expected to uphold a high level of roleplay from the very moment they are requested/acquired, to the moment they close down. 

 

The manager(s) of a business are responsible for the RP standards of their employees, and we expect business managers/owners to be enforcing higher standards and guide their employees both on an IC and OOC basis if needed. 

 

Businesses owners and employees need to also consider how time consuming running a business can be, or even working at one. You should refrain from running multiple businesses at once, and should also refrain from developing a business too quickly and branching into unrealistic avenues.

Examples of this are as follows:

  • Trucking companies that show a lack of RP when delivering components to businesses.
  • Mechanics that provide minimal RP when modifying other players’ cars.
  • A nightclub owner has several successful openings, so they decide to branch out into other lines of business and try to invest into a completely different avenue such as a vehicle dealership.
  • Owning/running multiple businesses of different types

 

3.1 Free Drinks/Items -

Items are not to be handed out to players for free, especially for a nightclub/bar. This will be met with immediate discussion and possibly administrative punishment.

 

3.2 Custom Business Script & Usage of /createitem - 

You may not use this command in your business, in the following situations:

  • Creating an alcoholic drink (either source it from a brewery or use /createdrink if applicable)
  • Creating items outside of the concept of your business.
  • Creating items for less than they are being sold for i.e, if you sell a necklace for 20k, you must create the value as 20k.

 

If you are creating assets OOC for use in Menyoo/SP (Single Player) and so forth, you must still create the item scriptly in game on purchase.

 

Abuse of the above may result in your business being revoked.

 

3.3 Business Script Reselling - 
The following types of scripts are not to be resold on the free market:

  • Trucking
  • General Stores
  • Dealerships

 

If a player no longer wishes to continue operating a business using one of these scripts, they can contact Property Management for assistance.

 

Businesses may not change from what they were originally requested as without contacting Property Management first e.g. changing a business from a cafe to a nightclub. 

 

4.0 Inactivity -

Player’s properties can be a commodity to the server and inactivity will result in the property being returned to either the server or Property Management. 

 

Player's are able to submit a hold request on the UCP in order to protect their property against inactivity checks. 

 

Property Management will hold player's assets (properties) for a maximum of 3 MONTHS. Due to the evergrowing playerbase, it is important that properties are not left and forgotten, after 3 months, the properties will be released to the market if they have not been claimed.

 

It is the player's responsibility to reclaim their held properties once returned and at a stable activity level. Should the activity on the character be below the minimum requirement, the player is subject to the inactivity script. Refunds are not included if lost.

 

The current inactivity timer is: 14 DAYS.

 

To prevent the system from wiping your properties you should have the following:

• 3 hours of playtime in the last 14 days.

• 3 hours of playtime in the last 30 days for players with an active Platinum Donator Status.

 

The playtime hours is subject to change because of holidays and will be announced primarily in the Property Management Discord and also the GTA:World Roleplay Discord.

 

DO NOT log in for the sole purpose of retaining your properties.

 

Inactive properties are subject to be reported for extensive periods of inactivity, the owners will be notified via the UCP to pick up activity, however, should that not happen, the properties can be removed without a second warning.

 

Player's have avenues of security during periods of inactivity with the following resources available to you:

 

• Player's may use /vacation to prevent property loss for a month (30 days). There is ONE vacation token per year (meaning it's a one-time use coupon).

• Player's are able to submit a hold request on the UCP.

• Player's properties will be held for a maximum of THREE MONTHS unless exceptional circumstances are expressed.

 

If a player loses a property, Property Management can do some of the following:

 

• Houses WILL be returned ONCE.

• Should a property be lost to inactivity, players may NOT request a refund request for the FP(Furniture Price).

 IF a player buys their own lost property back from the market, the FP(Furniture Price) WILL NOT be refunded.

 

What happens to a property is the player gets banned?

 

• Should a player be BANNED permanently, Property Management WILL NOT return the property nor hold it for you.

• Should a player be UNBANNED with one of the following:

  1. A successful Staff Report
  2. The ban was overturned

Property Management will and can return the properties back, however, this is all to occur within a respective time frame. IF the staff report takes a month, Property Management will consider that upon request of the property return.

 

• Should a player be CK'd(Character Killed) and it was justified, Property Management WILL NOT hold or transfer the property for you. If you're wanting to pursue a property on a new character, please find yourself at the Asset Transfer Board.

• Should a player be CK'd(Character Killed) and has been successfully appealed and reversed, Property Management is obligated to return the properties back.

 

Apartments/Standalone Apartments/Market Houses

Should a player lose one of the above properties due to inactivity, any Property Management member may handle, it is to the player's discretion as to which member they approach. It is advised to contact them via the Forums for documentation purposes.

 

If the property is unowned, Property Management WILL NOT return the property or contents of the inventory. This goes for the owner and tenants.

 

If the property is purchasable, player's may re-buy their lost property. Inventories are and will be wiped if lost to inactivity. Any refund request for the above will be denied.

 

Once a property is removed by inactivity, an automatic refund for the MP(Market Price) is conducted. You will not receive a refund for FP(Furniture Price).

 

If a property is already owned by another player, Property Management WILL NOT return it to the player that has lost it, unless for expressed exceptional circumstances.

 

Faction Properties

Should a player lose one of these, the player is encouraged to contact any member of Property Management and include the respective handler of the faction. Faction Property loss will be discussed by Illegal Faction Management/Legal Faction Management in a case by case scenario as this effects more than one individual.

 

Why did you lose your property in the first place?

You haven't reached the minimum required playtime to maintain your property, therefore, the script sweeps through all properties checking for activity, ergo, if the minimum is not met, the property will be taken and returned to Property Management or returned to the server market.

 

What can you do?

• It is encouraged to contact a member of Property Management via the forums as soon as you notice the property missing. 

• Report the issue to a member of Development if it pertains to an issue with /vacation or the holding requests via the UCP.

• Include your character name and the property name in the message along with the date and any evidence you may have.

• Utilise the UCP to submit a hold request for your properties. If it is a lease, you can pay in advance.

 

Discouraged Behaviour:

• We discourage transferring the property to a friend to hold it for you. If said friend loses it to inactivity it WILL NOT be returned. Use the above avenues to secure your property.

 

5.0 Faction Properties -

A property is considered a “faction property” if the property is essential for the faction's roleplay, that property will then become considered a faction property by Property Management’s standards. 

 

Pending factions may not request properties until the faction thread has been approved by FM.

 

If the property was requested solely for the purpose of the faction, and the faction closes then that property will be removed from the faction as it closes down. You may not continue to run the property without approval from Property Management.

 

Factions can only request a maximum of 2 essential business properties, and may not request anymore without further discussion with Property Management. For example, a faction that owns chop-shop and a clubhouse can not ask for a warehouse. If absolutely necessary, permission may be granted to acquire more. However, owning smaller businesses is fine although it'll be restricted depending on how many a faction owns in general. We'd rather you utilize what you have rather than attempting to grab properties that will never or rarely ever be utilized.

 

6.0 Business/Property Requests -

Businesses and Properties may be requested through the UCP and you must show that you have put time and effort and thought throughout the request. Should you struggle with what to start with a guide has been included below which provides all the information Property Management would like to see in a players request.

 

There is no word requirement for requests, it is down to the player as to how much they wish to write - the above guide is just to provide pointers of starting points should they want to use it!

 

Repeatedly sending in requests can result in a Property Request Ban which prevents you from making future requests.

 

While Property Requests are open, you are welcome to either re-apply should your request be denied, or appeal the denial.

 

Do not contact members of Property Management to ask how long your request is going to take. Request handling time may vary, from days to weeks, however, Property Management endeavour to handle the request as rapidly as possible. You may ask about the status of your request if it’s pending Property Management response and you haven’t heard back from us in a couple days.

 

SmartTPs are currently requested on the UCP and we approve smartTPs for doors and for the TP to get approved there must be a clear door that matches both the inside and outside of the property, or match up to where you intend to have the entry/exit points.

 

7.0 Stash Notes -

The use of the stash note system (/stashinfo) is to realistically place items around one’s home for the /breakin system and prevent easy theft.

If these are found abusive by the administrative team, they can and likely will be ignored and placed around the home by the administrator handling the break in.

 

Your /stashinfo should also reflect what is actually mapped in, and physically visible. If the player fails to place any stash notes, the administrator will place the items around themselves in order to give the home a more realistic feel to it.

 

8.0 Breakin System  -

When players are roleplaying their break-in, they should be roleplaying urgency. Most break-ins in real life take no longer than 10 minutes, and we want to reflect that in-game. Taking too long may lead to the handling admin to take the situation into their own hand, and it will be their right to NPC anything appropriate to interrupt the break-in.

 

Players should be courteous of admins, as this does remove an admin from their own roleplay in order to ensure a player is not powergaming or metagaming anything during a break in. This means that nothing should be done with a single emote, spamming an admin for an answer, or just running around and spamming one liners.

 

Breaking into the property should be realistic, it’s unlikely that every single criminal is a mastermind that knows how to lock pick a door, or strong enough to kick down a door. 

 

If the property does not have a backdoor scripted in, then it's to the handling admin's discretion if they want to allow you to enter from that door.


9.0 Property Mapping  -

Custom mapping requires a lot of trust between the PM team and the player's property. If you map your own interior, or modify an existing interior with furniture/props then we ask you to do so realistically. When mapping you MUST stick to the following:

  • The interior must match the exterior of the building as closely as possible (we give a single length of wall leeway to interior size, but don't abuse this)
  • There must be windows/doors on the interior that match the exterior's windows/doors 
  • The interior must match the general atmosphere of the surrounding neighborhood (e.g. don't make a high-end nightclub in South LS).
  • The mapping itself must have a realistic structure and features 
  • You may not map exteriors within your property (e.g. mapping balconies or outdoor seating inside your property)
  • Basement's should be rare, so mapping a basement will require approval from PM beforehand
  • Facilities mapped in the property should be sensible (no pools/sauna's in apartments, panic rooms, armory's) without prior PM approval.
  • Apartments are restricted to single floors only. Some default interiors may be set in certain apartments already and have two floors. These will be changed over time and will not be granted. Apartments with two floors may be wiped by PM, unless approval has been given.

 

Failing to stick to these guidelines after discussion with PM, may result in the interior being wiped or the property being revoked. Repeatedly breaking this rule may result in you being banned from requesting custom interiors for your properties.

 

The current owner of the property is the one who is responsible for the mapping or any property concerns or issues.

 

When contracting a property to a mapper, you are required to pay the mapper for their services. Failure to do so will result in the interior being requisitioned or replaced by a different interior. If you're caught doing this maliciously, punishment will be issued against the player. It is prohibited to conduct any kind of furniture scam as it falls under rule 10 (Robbing & Scamming) unless there is an approved IFM scheme and PM approval

 

Platinum donators are allowed to place up to 15 objects outside their property, the objects must remain INSIDE the property area and must be realistically placed and used. This system is here to place some outside tables, plants, trees, etc. You are not to add walls and fences that would otherwise give you a combat advantage in a faction war, nor are you to create a new building using these items. Excessive exterior mapping will be removed by PM without warning.

9.1 Property Mapping Commission Fees

As a standard, mappers are not to charge any more than the total price of furniture + 250% of total furniture worth as payment for any project. To avoid any mishaps; players and mappers alike are urged to come in contact with anyone from Property Management - be it a mapper or an admin - for assistance and guidance on what is considered an acceptable rate. There is rarely a reason to charge any extravagant amount over the furniture worth. This is to be regulated by Property Management so any mapper attempting to charge more than 250% of furniture worth should be reported to Property Management admins.


Example: Furniture worth is $100,000. The mapper could only charge the service a maximum amount of $250,000 for their work excluding furniture cost. The total cost to the client would be $350,000 because that includes furniture costs. 
 

Exceptions to this rule may be made in rare circumstances. To request an exception, submit a forum PM including the property ID, proposed rate and furniture worth (estimate if not completed) to @Selena.  She will discuss this with the team and get back to you.

*Placing random, expensive furniture and hiding it in places will result in admin punishment within the admin's discretion.

 

9.2 Mapping process agreement

  • During the process of a mapping project, the mapper themselves is responsible and open to drop a project at any time, for any reason, for no commission and a refund of the FP spent.
  • A mapping player should notify the owner of their intent to withdraw as soon as possible, or notify of any time constraints that may otherwise delay the project. Mappers can be difficult to find and it is a common courtesy to work closely with the owner.
  • A mapper willing to withdraw will need to notify the other player of their intentions immediately, including the intention to remove the mapping done, should they wish to remove it.  Should the mapping be removed, a refund of the total FP has to be made to the mapper. If no agreement is reached, contact @Selena and @Oxygarum . Once a project is complete and paid for, this is no longer the case and will lead to administrative punishment if the mapper decides to remove the mapping on their own accord.
  • A mapper is responsible in keeping a tab on their expenditure during a project, and is expected to confirm their rate of commission at the start of a project. If they change the rate at the end of the project, the paying player is not expected to have to agree.
  • A mapper may face administrative punishment for continued incidents whereby they delete interiors due to disagreements with hiring players. Steps should be taken to mitigate this with respectful discussions.
  • Mapping requires a degree of common courtesy from both sides. Mappers willingly put time and effort into projects they may be hired for, and so the wishes of the property owner need to be respected in the mapping plan. Similarly, the owner needs to be open to suggestions from the mapper as they may have more experience on what could work or not, in views of reaching a common ground where both mapper and owner are satisfied with the outcome of the project.

9.3 Reporting a mapper

There may be an occasion where you feel a mapper is breaking the rules, for one of many possible reasons. You are able to report the mapper directly to PM by sending a forum DM to @Selena and @Oxygarum, who will investigate. This applies to all mappers, both on the server mapping team and private mappers. Please follow the following format for such a report:

10.0 Dealerships -

10.0 Dealerships

Dealerships may be audited by Property Management to verify adherence to the guidelines specified below. Any violations can result in the removal of said dealership and/or administrative punishment depending on the severity.

 

Vehicle Occupancy Requirements

These requirements will be specified by PM once the property is conditioned. Current Dealerships (09/MAR/2023) are not held entirely accountable to these new rules immediately, however, should do their best to fulfil the requirements of said rules in a reasonable timeframe.

  • Small Dealership - 10 spawned and 15 owned.
  • Medium Dealership - 20 spawned and 25 owned.
  • Large Dealership - 40 spawned and 45 owned.

 

Sale Expectations

Property Management expects Dealership lots to roleplay realistically and with that we expect you to incorporate various documentation as described below. It is not a must to create the item, but it is expected this is roleplayed correctly. Property Management wishes to uphold quality surrounding this area of roleplay as such your dealership may be audited, we advise you try to keep as much information as you can pertaining to:

  • Certificate of title
  • Vehicle registration paperwork
  • History report
  • Time/Date of sale
  • Vehicle Tax
  • Odometer reading

 

Vehicle Upkeep

Vehicle maintenance and customer service must be done on each vehicle. Screenshots may be requested when audited by Property Management. This maintenance includes washes, checking vehicles interior/exterior, engine checks, tire pressure, and other basic checks.

 

If the dealership is ran off a budget or is a lower-quality dealership by design, we would not hold you to the upkeep requirements. Example, if you're selling upper-class luxury vehicles, Property Management expects the above to be met.

 

 

Vehicle Miscellaneous

• It is imperative that the inventory matches the location of the dealership. An automobile dealership located in Sandy Shores should not sell luxury cars.

• Dealership owners are fully responsible for the sales that occurs within the business, if wrong-doing is found out such as abusing the vehicle tax system, the owner of the dealership is held accountable.

• Dealerships can only sell via the script and not in a way that circumvents tax.

 

• It is critical for a dealership to have a sufficient number of employees. An automobile dealership with 40 vehicles cannot be operated alone. A minimum of four staff members should be provided in this scenario.

 

• Employees within said dealership should be varied in type. In addition to sales other examples include: automotive service technicians, lot managers, and customer service representatives.

 

Delearships will not be given a mechanic script, please utilise in-character contracts with existing businesses.

 

• If a potential buyer requests a test drive, they must be accommodated.

 

11.0 Vehicles & Vehicle Leases  -

Any sales involving the transfer of ownership of a vehicle may not use any transfer method other than /sellvehicle to avoid the tax, as it is considered script abuse. If the buyer is willing to buy a vehicle for over the maximum price the script allows for, then they may pay the rest through whatever method.
This includes and it’s not limited to:

• Selling a vehicle for $6 and /transfer or /pay the sum of the sale.
• Trading a vehicle + cash for $6 and giving the cash through /transfer or /pay. The “cash on top” has to go through /sellvehicle.
• Trading cars with no cash (Swapping vehicles) can be done by /sellvehicle for $6 on both ends. If more money is found to be transferred during this, the player will be punished according to the unauthorized asset transfer punishments, or at the handling admin’s discretion.
• Vehicle Dealerships found to abuse the script to avoid the tax will be liable to have the business revoked without warning and the according punishment for the rulebreak.



Vehicle Leases 
The ability to lease vehicles is not much different from property leases; they are meant to be a tool for your roleplay, whether due to affordability or the fact that the vehicle is unique. 

Characters with a criminal record, especially vehicular, will not be considered vehicles that are classed as unique, sportscars or luxury. Gaining a criminal record by evading, by using a vehicle that is leased from us, will result in it being terminated without warning.  

Characters, especially ones requesting vehicles for their business, may request as many vehicles as they wish, so long it is realistic. Always try to justify your assets in your request, otherwise it'll be denied.

 

12.0 Business Vehicles -

Businesses that have the opportunity to become a faction and opt to remain a business may request business owned vehicles (not leases) just as factions would after 6 months of the following being met:

  • No reports on your business - if there are reports, then they have to be ruled as insufficient, invalid, inadequate etc.
  • No reports on roleplay concerns/portrayal.

This allows businesses to request the likes of Armored vehicles, trucks and so forth.

 

13.0 Namechanges/Character Kills -

If you have a pending request and are awaiting a verdict, and during that time, your character is CK'd (Character Killed) through natural roleplay, your pending request will be denied. This is because the character you initially applied for no longer exists, rendering the application obsolete.

 

If, through a success appeal, your CK (Character Killed) is overturned, your application CAN and WILL be re-opened upon request.

 

13.1 - Namechanging with a pending request

If you have a pending request and wish to change your character's name for any reason, your application is subject to denial. This is because the request no longer aligns with your new character.

 

If you wish to pursue the same concept/similar concept, an entire new request is REQUIRED. 

 

13.2 - Namechanging whilst owning a property/house/lease

If you decide to namechange your character that has one of the following:

  • House (Property Management Requested)
  • Property
  • Lease/Leased Vehicle

You can refer to our points of contacts and request the above to be transferred over to your new character. However, this will be evaluated on a case-by-case basis.

 

14.0 General Requirements -

14.0 Activity

Whilst the title of the rule implies there is a requirement, Property Management is not expecting you to have hundreds of hours a month to obtain a desired avenue of roleplay. Property Management expect to see consistency across the last 3 MONTHS.

 

If you request a property/house/lease and your activity is below 20 HOURS on average per month, without explicit explanation, then the request can be subjected to denial.

 

If your activity has dipped for a specific reason, please provide a brief explanation in the 'Additional Notes' or 'Comment on the request' section. We understand that some situations may be sensitive and personal, so a general mention of the reason will suffice.

 

14.1 Admin Record -

You must strive to maintain a stable administrative record and avoid recent punishments. If you have received a punishment within the last MONTH (1 month), your application may be subject to denial.

 

However, not all punishments warrant a denial. Denials will primarily be based on the severity and nature of the rulebreak. This does not mean that a serious punishment will be overlooked; it will be taken into consideration.

 

If there is a gap between the time of your application and the punishment, the same principles apply. It will be kept in mind during the review process.

 

 

15.0 Landlord Rules & Regulations -

15.0 - General Property Rules

• The Landlord will own the complex in which you can rent, however, upon agreeing to tenancy you (the tenant) will NOT be able to sell or rent out your apartment to someone else (another player), thus, it will be FULLY CONDITIONED. This means once you relinquish your tenancy, it will return to the Landlord.


• Properties CANNOT become "factionised".
 

• All properties have a shell that the landlord has designed and PM has approved. The shell of the apartment is not to be edited by the tenants, however, with PM (Property Management) approval, the landlord may change the shape and size of their property. If the tenant wishes to remap anything within the shell, they must get the landlord's approval to do so. Landlords will be given the option to save their original mapping prior to the tenant remapping it.
 

• Should the tenant wish to engage in "Property Destruction" in terms of an IC (In Character) event, the tenant should seek approval from any Admin and should follow Rule 11 - Property Destruction found in the server rules.

If you are a LANDLORD, you MUST reach out to PM (Property Management) and inform us of your intent to NC (Name Change), or if you are CK'd (Character Killed). If you are CK'd (Character Killed) IMMEDIATELY contact PM (Property Management) so the property may be held temporarily while deliberations are ongoing i.e. Appealing the CK (Character Kill).

If you are a TENANT, you MUST reach out to your landlord to inform them of your intent to NC (Name Change) or if you are CK'd (Character Killed). As aforementioned, if you are CK'd (Character Killed), immediately contact your landlord to inform them of the CK (Character Kill) so that you may deliberate with the landlord about staying as a tenant or whether the tenancy is terminated.
 

• As a landlord, you can only own 1 (ONE) property to rent out at a time.
 

• If you lose the property to inactivity you will not get it back unless for exceptional circumstances.

 

15.1 - General Landlord Rules

• Apartments inside your property CANNOT be sold ONLY rented.
 

• When renting out apartments, you (the landlord) must provide a reasonable price. If a ridiculous price is reported i.e. $100,000p/m (Per Month) or p/w (Per Week), Property Management will action your complex and you will be subjected to administrative punishment.
 

• Focus on roleplay rather than income, offer jobs, maintenance, electrics, evictions, engage with your residents, etc.
 

• Reach out to Property Management for support SHOULD you need it.
 

• You CAN NOT involve your alts in renting a place you manage.

 

Worth noting that Property Management will be conducting periodic checks for activity in game. Rules are subject to change as the feature evolves.
